East Pattaya has gradually spread out over the years with several villages now located close to the Highway 36, ideal for those working on the Eastern Seaboard. While many of the villages are now quite well established, there are some newer properties with more developments likely in the forthcoming years. Below we have listed just seven of the developments in the area, but if you feel that we have missed one of your favourites, please let us know.

1. Patta Prime

Patta Prime is perfectly situated for both the Highways 7 and 36 and is an ultra-modern village in the Nong Palai area. They have a range of properties available which are all loosely designed in an Art Deco style with the village having some superb communal facilities including a large pool, fitness centre, and garden area. There are few restaurants close by along with all the bars in East Pattaya with the centre of the city only around a 15-minutes drive away.

2. Grand Regent

The Grand Regent is a mid-sized village in the Pong district of East Pattaya. This luxurious development comprises of 30 properties which all include private swimming pools and expertly manicured gardens. There are several local restaurants close by, and the Highways 7 and 36 are both easily accessible. Downtown Pattaya can be reached in less than 20 minutes by car.

3. SP4 Village

Located on Soi Nong Khet Yai, SP4 Village is a slightly older but superb village in an excellent location. SP4 has very good communal facilities, including mature gardens, a large swimming pool, and a children’s play area. It is an ideal setting for families, away from the hustle and bustle of the city, which is still only around 15 minutes away.

4. Pattaya Park Hill 4

Pattaya Park Hill 4 is located to the north of Highway 36 in the Takien Tai district. It is a little further out of the city that some of the other villages on our list. The project was completed back in 2015 and has some good communal facilities including gardens and excellent security. Once again, this is a great location for families or those working in Laem Chabang.

5. The Vineyard Phase III

The Vineyard Phase III is one of the most prestigious developments in all of East Pattaya and can be found in the Pong district. All of the properties are spacious and come with private swimming pools and large garden areas. The village is relatively small and has a superb community feel about it with easy access to the major highways.

6. Sedona Villas

The Sedona Villas project is a luxury village comprising of 3-6 bedroom villas in the Pong district. It is now a well-established village which is superbly maintained and managed, ideal for business executives working on the Eastern Seaboard or surrounding area. Its close proximity to the highways also makes it a great option for those commuting to Bangkok.

7. Sefton Park

Sefton Park is another slightly older village which once again comprises of some luxury pool villas, many of which have large salas and mature gardens. It is in a quiet area but still relatively close to bars and restaurants in the Mabprachan area. The major highways are easily accessible, and Central Pattaya is only around 20 minutes away.
