Buying in a Specific Pattaya Development? How to Check What Is Actually Available
A large share of the people who find us are not browsing. They already have a building in mind. They type the name of a single development into Google — Bristol Park, Sky Residences, Metro Jomtien Condotel, Jomtien Complex Condotel, Jomtien Thip, Jomtien Beach Condominium — and they want one thing: what is for sale or rent in that building right now, and at what price.
That is a reasonable thing to want, and it is harder to get than it should be. In one recent 28-day period, searches for "bristol park pattaya" alone were shown to our site more than 1,100 times; "sky residences pattaya" close to 600 times; "metro jomtien condotel" 375 times. Those are people at the end of their research, not the start. This article explains how availability inside a named Pattaya development actually works, why what you see online is often out of date, and the questions worth asking before you spend a morning viewing.
Why a development name is not a listing
A condominium building in Pattaya is not owned or sold by one party. Once a project has completed and units have transferred, every unit belongs to a different private owner. There is no single office holding a master list of what is available. Availability in a named building is the sum of whatever individual owners have decided to sell or let this month — and that changes constantly.
This has three practical consequences for a buyer:
- Any page listing units in a building is a snapshot. A unit advertised last week may already be under offer, or the owner may have changed their mind and put a tenant in instead.
- Two units in the same building are not comparable products. Floor, aspect, renovation standard, furniture, and whether the seller is in a hurry all move the price. "The price in that building" is a range, not a number.
- Ownership structure varies unit by unit. Whether a specific unit sits inside the building's foreign-ownership quota matters enormously to an overseas buyer, and it is a question about that unit, not about the development.
What we can tell you about a named building
We have been working in Pattaya since 1978, and the useful part of that is not sales patter — it is that we have been inside most of these buildings repeatedly, over years, and have seen how they age. When you contact us about a specific development, the things worth asking are:
- Which units are genuinely available today, at what asking price, and whether the seller has already reduced.
- What has actually transacted there recently — a far better guide to value than asking prices.
- The condition of the common property and the state of the sinking fund. A building with deferred maintenance passes that cost to owners eventually.
- Common area fees and how reliably they are collected. This is a real, recurring cost of ownership and it varies widely between Pattaya buildings.
- Foreign quota position for the specific unit you are looking at. Thai law allows foreign freehold ownership of a condominium unit within a building's quota; land is a different matter entirely and should never be assumed.
- Whether the building suits how you intend to use it. A building that works well for an owner-occupier who is there six months a year is not automatically the same building that works for someone letting it out — and we will not put a rental return figure in writing for you, because nobody honestly can.
A note on rental projections
If you have been shown a guaranteed yield on a Pattaya condo, treat it as a marketing device rather than a fact. Occupancy in this market moves with the season, the airline schedules, and the amount of competing supply in the same building. We are happy to tell you what units in a given building have recently achieved as rent, and to be clear about which part of that is recorded and which part is an estimate. We will not present a projection as a record.
