Condos for Sale in Pattaya: What 1,508 Live Listings Tell You About Price and Choice
If you are searching for a condo for sale in Pattaya, the first thing worth knowing is how much choice there actually is. At the time of writing we have 1,508 condos live on our books and 1,397 listings advertised for sale across all property types. That is a large enough pool that almost nobody needs to compromise on the things that matter to them — floor level, sea view, distance from the beach road, or a building with a manageable service charge.
This page is a starting point for buyers rather than a sales pitch. We have been selling and letting property in Pattaya since 1978, and the same handful of questions come up every week. Below are the honest answers, with the actual numbers from our current inventory rather than round figures.
What condos in Pattaya are currently listed at
Rather than quote a city-wide average, which hides more than it reveals, here are the median asking prices for sale listings in the three areas buyers ask about most:
- Jomtien — median THB 4,740,000
- Pratumnak — median THB 4,925,000
- Central Pattaya — median THB 4,500,000
Two points of caution on those figures. First, they are the medians of asking prices in our live listing set — not valuations, not sold prices, and not a forecast of what any individual unit will achieve. Second, a median tells you where the middle of the market sits, not the range. In practice the spread within a single area is wide: at the upper end we currently list a 2-bedroom, 2-bathroom direct ocean view condo in Jomtien at THB 14,900,000, roughly three times the Jomtien median. Sea frontage, size and floor level account for most of that gap.
What the closeness of the three medians does tell you is useful: Pratumnak, Jomtien and Central Pattaya are competing for the same buyer at broadly the same money. The decision between them is far more about what you want your day to look like than about budget.
Choosing an area
Jomtien
A long, flat beachfront south of the city with a quieter, more residential rhythm. It suits buyers who want to walk to the sea and be able to live without a car for most errands. Our median Jomtien sale listing sits at THB 4,740,000.
Pratumnak
The hill between South Pattaya and Jomtien. Lower density, more low-rise and mid-rise stock, and the highest median of the three areas at THB 4,925,000. Sea views are more common here because of the elevation, which is a large part of why the median sits where it does.
Central Pattaya
The most convenient for shops, transport and eating out, and the lowest median of the three at THB 4,500,000. It is the busiest of the three — worth viewing at more than one time of day before you commit.
We also list outside these three areas. Buyers who decide a condo is not the right fit often end up looking east, where houses dominate: for context, we currently list a 3-bedroom, 2-bathroom house in East Pattaya at THB 4,990,000 and a 4-bedroom pool villa at THB 6,250,000 — both within touching distance of the condo medians above. If you are undecided between a condo and a house, it is worth seeing one of each before deciding.
Ownership: what a foreign buyer can and cannot hold
This is the single most common source of confusion, so it is worth stating plainly. A foreign buyer can hold a condominium unit in their own name under the Condominium Act, provided that no more than 49% of the total floor area of that building is in foreign ownership. Whether a specific building still has quota available is a building-by-building question, and it needs checking before you commit — not after.
Land is different. A foreign national cannot own land in Thailand freehold. That is why houses and villas involve a different structure to condos, and why the two should not be compared as if the paperwork were the same. Costs and checks that catch buyers out
- Sinking fund and monthly common area fee. Charged per square metre and set by the building, not by the seller. Two units at the same price can carry very different running costs.
- Foreign quota status. As above — confirm in writing for the specific building.
- Transfer taxes and fees. Who pays what is negotiable and should be agreed in the contract, not assumed.
- Outstanding charges. A debt-free certificate from the juristic person is required at transfer; unpaid fees on a unit are a real issue, not a formality.
- Age and condition of the building. Lifts, water pumps and common area maintenance tell you more about how a building is run than the show unit does.
On rental income: we can tell you what comparable units in a building are currently being advertised at — for example we presently list a 1-bedroom in Na Jomtien at THB 13,000 per month and a 1-bedroom at Arcadia Millennium Tower in South Pattaya at THB 15,000 per month. Those are asking rents on live listings, nothing more. We do not offer guaranteed yields and we would treat any figure presented to you as guaranteed with caution.
How to work through 1,508 condos without losing a month to it
Buyers who make quick, confident decisions tend to arrive with three things settled: a budget ceiling including fees, an area shortlist of no more than two, and a clear view on whether a sea view is essential or merely nice. With those fixed, a list of 1,508 condos becomes a viewing list of six to ten.
