Studios and One-Beds Are 44% of Pattaya's Live Listings — What That Means Under THB 5m

If you are looking at Pattaya with a budget under THB 5 million, you are shopping in the busiest part of this market — not the leftovers. As things stand today we have 2,345 live listings on our books. Of those, 1,481 are condos, and 1,023 are studios or one-bedroom units: 316 studios and 707 one-beds. That is 44% of everything we have listed, in one size band.

That matters because buyers at the entry level often arrive assuming they are competing for a thin slice of stock. In Pattaya it is the opposite. The small-unit segment is where the depth is, which means you can afford to be selective about building, floor, view and condition rather than taking the first thing that fits the number.

Where the sub-5m money sits

Looking at median asking prices across our current sale listings by area:

  • South Pattaya — median THB 4,320,000
  • Central Pattaya — median THB 4,500,000
  • Jomtien — median THB 4,749,950
  • Pratumnak — median THB 4,900,000

Four of the areas people ask about most have medians below THB 5m. A median is not a price list — half our listings in each of those areas sit above it — but it tells you something useful: a THB 5m budget is not a fringe budget in Central Pattaya, South Pattaya, Jomtien or Pratumnak. It puts you in the middle of the market rather than scraping the bottom of it.

It also means the differences between those four areas are smaller than people expect. The spread from South Pattaya's median to Pratumnak's is THB 580,000. At that gap, the decision is not really about price — it is about whether you want walking-distance nightlife and transport in Central and South Pattaya, the quieter beachfront stretch and longer walks at Jomtien, or Pratumnak's hillside position between the two. That is a lifestyle choice, and it is worth making it deliberately rather than letting a search filter make it for you.

The renovation project question

The single most-viewed property page on this site over the period we measured was a cheap Jomtien studio described as ripe for renovation — 72 sessions from 47 users, ahead of every other individual listing we published. Nothing else came close.

We are not going to quote that unit's price or tell you it is still available in an article, because stock at this end of the market moves and we do not want you working from a stale number. Speak to an agent and we will tell you what is actually on the books today.

But the interest itself is worth reading. A renovation project is one of the few honest routes to value in an entry-level condo: you are buying condition, not location, and condition is the one thing you can change. What it is not is a shortcut. Before you commit to a tired unit, get clear on:

  • The sinking fund and common-area charges. A cheap unit in a building with a depleted fund and deferred lift or pool repairs is not cheap.
  • Whether the juristic person allows the work you have in mind, and during which hours. Some buildings are far stricter than others.
  • What a realistic refurbishment costs in Pattaya right now for the size of unit you are buying — get a figure before you offer, not after.
  • Foreign-quota position. Under Thai law each condominium building has a limited foreign-ownership quota, and whether a specific unit can be transferred into a foreign name depends on where that building stands. We check this per unit, per building — it is not something to assume.

Two honest caveats

First: we can tell you there are 1,023 studios and one-beds on our books. We have not yet broken out how many of those are priced under THB 5m, so we are not going to put a number on it here and dress up an estimate as a fact. If you tell us your ceiling, we will run it properly and come back with the real count.

Second: small units are frequently bought as rental stock, and we will not put a yield figure in front of you. Occupancy in Pattaya moves with the season, the building, the management and how the unit is presented. Anyone quoting you a guaranteed return on an entry-level condo here is selling you something. We would rather show you what comparable units in the same building have actually rented for and let you do your own arithmetic.

Worth a look while you are deciding

A couple of things from current stock that are useful reference points if you are weighing buying against renting first, or comparing the entry level to what sits above it:
