Buying or Renting in a Named Pattaya Condo Building: How to Check What Is Actually Available

Most people who contact us about a condo do not start with a budget or an area. They start with a building name. They have seen a friend's unit, walked past a lobby, or spent a holiday in a rental and decided that is the block they want. By the time someone types a full building name into a search engine, the research stage is over — the question is simply whether a unit is available and on what terms.

The search figures back that up. The five most-searched Pattaya building names we track are Unixx South Pattaya Condominium (12,100 searches a month), Grande Caribbean (9,900), Arcadia Beach Continental and Arcadia Beach Resort Condominium (8,100 each), Laguna Beach Resort 3 The Maldives (6,600) and View Talay 6 Pattaya (4,400). Those are not casual browsers. That is late-stage demand for specific addresses.

Why a building name alone will not tell you what is for sale

A large Pattaya condominium is not a single product. Within one block you can have studios and multi-bedroom units, sea-facing and inland-facing stacks, low and high floors, furnished and stripped, foreign-name and Thai-company holdings, and owners who want to sell against owners who only want to rent. Two units on the same floor of the same building can be very different propositions.

That is also why building-name listings go stale faster than anything else in this market. A page that says a building "has units from X baht" is often quoting a unit that sold months ago. We would rather tell you what is in our own live file today and be straight about the gaps.

What we have live right now

Our current file holds 2,388 listings, of which 1,508 are live condos. Of the properties we can point you at today, the ones most relevant to this article are:

  • Arcadia Millennium Tower — one-bedroom condo in South Pattaya, for rent at ฿15,000 per month.
  • One-bedroom condo in Na Jomtien — for rent at ฿13,000 per month.
  • Two-bedroom, two-bathroom direct ocean view condo in Jomtien — for sale at ฿14,900,000.

Buyers who are open to a house rather than a condo may also want to look at a three-bedroom, two-bathroom house in East Pattaya at ฿4,990,000 and a four-bedroom pool villa in East Pattaya at ฿6,250,000.

To be clear about the limits of that list: at the time of writing we do not have a live listing published in Unixx South Pattaya, Grande Caribbean, Arcadia Beach Continental, Laguna Beach Resort 3 The Maldives or View Talay 6. That does not mean nothing is moving in those buildings — resale and rental stock in blocks that size turns over constantly, and a good deal of it never reaches a public portal. It means we are not going to publish a price for a unit we cannot show you. If one of those buildings is your target, tell us and we will check what owners in the block are currently willing to do.

The questions worth asking before you commit to a building

  1. Is the unit available in foreign name? A Thai condominium building can hold a proportion of its total floor area in foreign ownership. Once that portion is used up, remaining units are sold Thai name only, which changes the transaction significantly. Ask before you negotiate, not after.
  2. What does the building actually charge? Common area fees are set per square metre and vary between buildings. Sinking fund contributions are usually payable on transfer. Get both figures in writing.
  3. Which way does the unit face? In Pattaya this affects afternoon heat and noise as much as it affects the view. Two identical floor plans can live very differently.
  4. Who is the owner and what do they want? Some owners are flexible on price and rigid on timing; others the reverse. That is the part you cannot read off a listing page.
  5. What are you actually buying it for? If the plan is rental income, look at what comparable units in that specific building are being let for and how long they sit empty. We will give you what we have seen, but nobody in this market can promise you a return, and you should be wary of anyone who does.

One note on land

If your search has moved from condos to houses or villas, the ownership position is different. A foreign buyer cannot hold land in Thailand on a freehold basis. The building can be owned outright, and the land is normally handled by long lease or through a Thai company structure. Any agent who tells you otherwise is either careless or worse. We will walk you through the options that apply to the specific property you are looking at.
