Searching for a Pattaya Condo by Building Name: What to Check Before You Enquire

A large share of the people who contact us already know the building. They have walked past it, stayed in it on holiday, or a friend owns a unit there. They are not searching "condo Pattaya" - they are searching a specific name, and they want to know what is available in that block right now.

The search data backs that up. Over the last month, Pattaya buyers ran roughly 12,100 searches for Unixx South Pattaya Condominium, 9,900 for Grande Caribbean, 8,100 each for Arcadia Beach Continental and Arcadia Beach Resort Condominium, 6,600 for Laguna Beach Resort 3 The Maldives and 4,400 for View Talay 6 Pattaya. We see the same pattern in our own search figures: "jomtien complex condotel" brought us 296 impressions and 14 clicks in the last 28 days at an average position of 1.5, and "metro jomtien condotel" 388 impressions and 21 clicks at 2.9.

That distinction matters when you read the rest of this page, because everything below is drawn from our live book rather than a developer's brochure.

What we will and won't tell you about a named building

We will tell you what is genuinely live. We won't publish a unit, a price or an availability date for a building unless it is on our books at the time you ask, and we won't quote a figure from a project that has already sold through. Building-name pages elsewhere often list units that went months ago.

As an example of what a live named-building listing actually looks like in our system: we currently have a one-bedroom in Arcadia Millennium Tower, South Pattaya, available to rent at 15,000 THB per month. That is a real, current entry - not a sample price. If you are asking about a building we have nothing in today, we will say so and tell you what tends to come up in that pocket of the city instead.

The live book, by the numbers

Across the whole Eastern Seaboard we currently hold 2,387 live listings - 1,393 for sale and 797 for rent (some are both). By type:

Because most named-building searches are for condo towers, it is worth knowing that condos make up the bulk of that stock, and that the unit sizes people search for are well covered: 726 one-bedroom, 458 two-bedroom, 410 three-bedroom and 320 studio listings.

Where the named buildings sit, and what those areas cost

Rather than guess at a single building's pricing, look at the area median. That is the most honest guide to what a resale unit in that part of Pattaya is likely to cost:

  • Jomtien - 565 live listings, median sale 4,740,000 THB, median rent 24,000 THB
  • East Pattaya - 428 live, median sale 9,900,000 THB, median rent 55,000 THB
  • Pratumnak - 376 live, median sale 4,950,000 THB, median rent 25,000 THB
  • Central Pattaya - 268 live, median sale 4,500,000 THB, median rent 22,000 THB
  • Na Jomtien - 154 live, median sale 7,404,375 THB, median rent 35,000 THB
  • Wongamat - 128 live, median sale 8,000,000 THB, median rent 35,000 THB
  • South Pattaya - 126 live, median sale 4,145,000 THB, median rent 18,000 THB
  • Huay Yai - 100 live, median sale 12,500,000 THB, median rent 70,000 THB

The spread tells its own story. Beach-facing condo areas - South Pattaya, Central Pattaya, Jomtien, Pratumnak - cluster between roughly 4.1m and 5m THB at the median, while the house-led areas inland and south, East Pattaya at 9.9m and Huay Yai at 12.5m, sit far higher because you are buying land and a building rather than a unit in a tower.

The ownership question you must ask about any building

Before you commit to a specific tower, ask two things.

Is the unit inside the foreign quota? Under Thai law, foreign freehold ownership in a condominium building is capped at 49% of the total floor area. A unit outside that quota is not freehold for a foreign buyer - it is leasehold or a company structure. Two identical units on the same floor of the same building can differ on this point, and it affects both resale and what you actually own. We check the quota position on every condo enquiry.

Is it a house or land you are looking at? A foreigner cannot own land in Thailand freehold. That applies to every house, villa, townhouse and plot in our book, including the East Pattaya and Huay Yai stock above, so the structure of the purchase needs discussing early rather than at contract stage.

We also won't tell you what a unit will yield or what it will be worth in five years. Anyone quoting you a guaranteed return is quoting you a sales line, not a fact.

We currently have a one-bedroom in Arcadia Millennium Tower, South Pattaya, listed for rent at 15,000 THB per month. Availability in any single building changes constantly, so for Arcadia Center Suites or any other Arcadia project, send us the building name and we will tell you what is genuinely live on our books that day rather than quote you a unit that has already gone.

Can I rent a condo in Pattaya for 5,000 baht a month?

Not from anything we can confirm in our current stock. The lowest median rent of any area we cover is South Pattaya at 18,000 THB per month, followed by Central Pattaya at 22,000 THB and Jomtien at 24,000 THB. The cheapest current listing in our sample is a one-bedroom condo in Na Jomtien at 13,000 THB per month. If your budget is tighter than that, speak to an agent and we will be straight with you about what it does and doesn't reach.

Are there long-term villa rentals available in Pattaya?

We hold 797 live listings available to rent across the Eastern Seaboard, of which 773 are houses and 10 are recorded specifically as villas. Median rents run from 18,000 THB in South Pattaya up to 55,000 THB in East Pattaya and 70,000 THB in Huay Yai, which is where most of the larger private-pool stock sits. Can a foreigner buy a condo freehold in a Pattaya building like Unixx or View Talay 6?

A foreigner can hold a condo unit freehold, but only within the 49% foreign quota set by Thai law for each individual building. Once that quota is full, remaining units are sold to foreign buyers on a leasehold or company-structure basis - not freehold. This is checked building by building and unit by unit, and it is the first thing we verify on any condo enquiry.

Can I buy the land under a house in Pattaya as a foreign buyer?

No. Foreigners cannot own land in Thailand freehold. That applies to all of our house, villa, townhouse and land listings - 773 houses, 10 villas, 46 townhouses and 22 land plots currently live - including the East Pattaya stock at a median 9,900,000 THB and Huay Yai at 12,500,000 THB.
