What Long-Term Rent Actually Costs in Pattaya: Median Asking Rents by Area
Most people arriving in Pattaya to rent long-term start with a monthly figure in their head and no real sense of what that figure buys, or where. The honest answer is that it depends almost entirely on which part of town you choose, and the gap between areas is much wider than newcomers expect.
We currently have 786 properties listed for rent. Below are the median monthly asking rents from that book, area by area. A median means half the listings in that area are asking more and half are asking less — it is a useful anchor, not a price list.

These are asking prices on live listings, and they shift as stock turns over. They are not offers, and they are not what every property in the area costs. If you want the current position on a specific building or a specific budget, ask us and we will pull it.
Why the inland areas look three times more expensive
The first thing that surprises people is that East Pattaya (55,000 THB), Huay Yai (70,000 THB) and Mabprachan Lake (75,000 THB) sit so far above the beachside areas. That is not a location premium on the same product. It reflects a different mix of property.
The coastal strip — Central Pattaya, Jomtien, Pratumnak — is dominated by condominium stock, and a large share of the rental listings there are studios and one-bedroom units. Move inland and east and the stock shifts toward houses and villas with land, gardens and private pools. You are comparing a one-bedroom apartment against a three or four-bedroom house. The medians reflect that, and it is why a family relocating to Pattaya and a single person on a six-month stay can both find the market "reasonable" or "expensive" depending on which listings they happen to see first.
If your budget is under 25,000 THB a month
Central Pattaya, Jomtien and Pratumnak are where to concentrate. All three sit at or below the 25,000 THB mark on the median, meaning at least half of our listed stock in each of those areas is asking less than that. Two examples currently on our books:
- 1 Bedroom for rent, Na Jomtien — one-bedroom condo at 13,000 THB per month.
- Arcadia Millennium Tower, South Pattaya — one-bedroom condo at 15,000 THB per month.
Both sit well under the area medians, which is a fair illustration of the point: the median tells you the shape of the market, but the individual listings are what you actually rent.
If you need a house, a garden or a pool
Expect to be looking at East Pattaya, Huay Yai and the Mabprachan Lake area, and expect the numbers above to be the realistic starting point rather than the ceiling. What you gain is space and quiet; what you give up is walking distance to the beach and the need for a car or motorbike for almost every trip.
Practical points before you sign anything
- Lease length changes the price. Long-term contracts, typically twelve months, are usually quoted below short-stay or high-season rates. If you are comparing a figure you saw elsewhere against ours, check which one it was.
- Ask what is included. Whether common-area fees, internet and furniture are part of the rent varies from one owner to the next. Electricity and water are normally separate and metered.
- Deposits. Budget for a deposit plus advance rent on top of the monthly figure, and get the condition of the unit recorded in writing before you move in.
- Location beats specification more often than people think. A cheaper unit twenty minutes from where you actually spend your days is rarely the bargain it looks like on paper.
A note for renters thinking about buying later
A good number of the people we help into a rental come back a year or two later to buy, having worked out which part of Pattaya suits them.
