Searching for a Pattaya Condo by Building Name? How to Get a Straight Answer

A large share of the people who find us each month are not typing "condo for sale Pattaya". They are typing a building name. Over the last 28 days the most common named-development searches reaching our site included Bristol Park Pattaya (1,162 impressions), Sky Residences Pattaya (581), Metro Jomtien Condotel (375), Jomtien Complex Condotel (332) and Jomtien Thip Condotel (170).

That tells us something useful. Someone searching by building name has usually already walked past the place, stayed in it on holiday, or had it recommended by a friend who lives there. The question is no longer "where in Pattaya?" — it is "what is available in that building, at what price, and is it a sensible buy?"

This page is about how to get that answer properly, and what we will and will not tell you online.

Why a building name alone will not tell you what is for sale

There is no single public register of every unit on the market in a Pattaya condominium. Availability in any given building comes from individual owners instructing agents, and it moves week to week. A building with several hundred units might have a dozen on the market one month and three the next, at prices that vary widely depending on floor, view, size and how recently the unit was refurbished.

So when a website tells you it has "units available from X baht" in a named development without showing you the actual unit, treat it as a hook rather than a fact. We would rather say plainly: whether we currently hold a unit in a specific building depends on what owners have listed with us at that moment. Ask, and we will check the file and tell you either way — including if the answer is no.

We have run this office in Pattaya since 1978. A fair part of the value in that is knowing the buildings themselves: which blocks have had problems with their management, which ones sit further from the beach than the marketing photos suggest, and which older buildings are still well run.

What to ask about a specific development before you go any further

  • Is the unit in the foreign quota? A Thai condominium can sell up to 49% of its total floor area into foreign freehold ownership. Some units in a building will be in that quota and some will not. If foreign freehold matters to you, this is the first question to ask about a specific unit, not about the building in general.
  • What are the common area fees and the sinking fund position? Ask for the current rate per square metre and whether the building has recently levied anything extra for major repairs. Older Jomtien and Pratumnak blocks can be excellent value, but lifts, pumps and roofs eventually get paid for by the owners.
  • What does "condotel" mean in this particular building? Several of the buildings people search for by name in Jomtien carry "condotel" in the title. That word covers a range of arrangements in practice. Ask what management or rental arrangement actually exists, whether it is optional, and what it costs. Do not assume it works the same way as in another building down the road.
  • What has actually transferred recently? Asking prices and achieved prices are not the same thing. We will tell you what we have seen change hands in comparable buildings and what we think a unit is worth. What we will not do is put a number on your future rental income or resale value and call it a guarantee — nobody in Thailand can honestly promise either.
  • Land is a separate question. If your search has drifted from condos towards houses or villas, be aware that a foreign national cannot hold land in Thailand in freehold. There are recognised structures for occupying a house long term, and they are worth a proper conversation rather than a paragraph on a web page.

Renting in an area first is a reasonable way to test whether you actually want to own there. Jomtien and Pratumnak are a ten-minute drive apart and feel quite different day to day.

Send us the name of the building you have been searching for. Tell us whether you are buying or renting, how many bedrooms you need, and roughly what you want to spend.
