Where the family houses and pool villas actually are in Pattaya: 599 live listings across East Pattaya, Huay Yai and Mabprachan Lake, with the median asking prices and rents on our books and an honest look at what each area suits.
Most people arrive in Pattaya looking at the coast, then find that what they actually wanted — three or four bedrooms, a garden, a pool, a garage, somewhere for the children to get to school from — sits a few kilometres inland. That inland belt is East Pattaya, Huay Yai and Mabprachan Lake, and between them they account for 599 of the properties currently on our books.
We have been selling and letting in this area since 1978, and the pattern has not changed much: the coast is where the condos are, the inland roads are where the houses are. This guide sets out what the three areas hold at the moment, what they cost, and who each one tends to suit.
The numbers as they stand on our books
These are median asking prices and median asking rents across our own current listings in each area, not market averages or valuations. They are a useful way of judging where a budget lands, nothing more.

For contrast, the median asking price across our Jomtien listings is 4,740,000 THB. That gap is not a comment on quality — it is a comment on what is being sold. Jomtien inventory is predominantly apartments; the inland areas are predominantly land and buildings. You are buying a different thing.
Across the whole of our stock we currently have 768 houses live, including 263 four-bedroom, 111 five-bedroom and 33 six-bedroom properties. If you need genuine family space in Pattaya, the inland areas are where the great majority of that space is.
East Pattaya
East Pattaya is the largest and the broadest of the three, with 428 listings — by some distance the biggest single pocket of housing stock we handle. It is also the most active: of the 128 properties that came onto our books most recently, 24 were in East Pattaya.
The practical consequence of that size is range. The 9,900,000 THB median tells you where the middle of the area sits, but there is real stock well below it. Two current examples:

Both of those are priced below the East Pattaya median, and the four-bedroom pool villa is below half the median of Huay Yai or Mabprachan. That is the argument for starting your search in East Pattaya even if you think you want somewhere quieter: the spread of stock is wide enough that a modest budget still buys a house with a pool, which is not true of every area.
East Pattaya is a sprawl rather than a neighbourhood. Individual estates vary enormously in age, build quality, road access, drainage and how well the common areas have been maintained. This is an area where walking two or three streets is worth more than an hour of browsing, and where a local opinion on a specific soi is genuinely useful. Ask us before you fall in love with a photograph.
Huay Yai
Huay Yai holds 101 listings at a 12,500,000 THB median asking price and a 70,000 THB median asking rent. The step up from East Pattaya's medians reflects larger plots and a higher proportion of newer, purpose-built villa housing.
It is further from the beach and further from central Pattaya, and it feels it — more open, more agricultural in places, quieter at night. Buyers who choose Huay Yai are usually choosing land and privacy over walkability, and are comfortable driving for everything. Families who are set on a particular international school often end up here or in Mabprachan for that reason; if a specific school is driving your search, tell us which one at the start and we will work outwards from the gate rather than inwards from a map.
Mabprachan Lake
Mabprachan is the smallest of the three on our books — 70 listings — and carries the highest medians: 12,845,000 THB asking price and 75,000 THB asking rent. It is the most established of the villa areas in character, built up around the reservoir, and the housing tends to be lower-density with mature gardens.
With only 70 live listings, availability here moves in fits and starts. If Mabprachan is where you want to be, it is worth registering what you are looking for with us and waiting for the right one rather than compromising on a property in a different area because it happens to be available this week.

That does not mean there is nothing available — it means those particular listings are not in this set. Buying a house here: the ownership point
This matters more inland than on the coast, because inland you are usually buying a house on a plot rather than a unit in a building. A foreign buyer cannot hold land in Thailand freehold in their own name. There are established structures that people use instead, and the right one depends entirely on your circumstances — nationality, marital status, whether you are buying to live in or to let, and how long you intend to hold.
We will talk you through how the transactions we handle are normally structured, and we will tell you plainly when a particular property is awkward. We are an agency, not a law firm and not a developer: for the legal work you should instruct a Thai property lawyer, and we are happy to say so before you have spent money.
On the investment side, be equally plain-minded. We can tell you what comparable houses in an area are currently being advertised at for rent — 55,000 THB a month is the median asking rent across our East Pattaya listings, 70,000 THB in Huay Yai, 75,000 THB at Mabprachan. Asking rents are not achieved rents, and nobody can guarantee you a yield or a capital return on a Pattaya house. Anyone who does is selling you something.
Where to start
If you are weighing up the three, our usual advice is: view in East Pattaya first, because the 428 listings there will calibrate your expectations quickly, then look at Huay Yai and Mabprachan to see what the extra 3,000,000 THB or so at the median actually buys you in plot size and quiet. Most buyers find the answer to that question is obvious once they have stood on both.
