Jomtien holds 562 of our 2,345 live listings, with a median sale price of THB 4,749,950 and median rent of THB 24,000. An honest look at what that means for buyers.

If you are looking at Pattaya from a distance and trying to work out where to start, Jomtien is the sensible first stop — not because of anything we can promise you about it, but because it is where the choice is. Of the 2,345 properties currently on our books across Pattaya and the Eastern Seaboard, 562 are in Jomtien. That is the largest single concentration of any location we cover, and it has been that way for a long time.

What the live numbers actually say

We would rather give you figures from our own listings than talk in generalities. As things stand today:

  • 562 live listings in Jomtien, out of 2,345 across all areas we cover.
  • Median sale price: THB 4,749,950. Half of the Jomtien properties we have for sale are priced above that figure, half below it.
  • Median rent: THB 24,000 per month.
  • 11 new Jomtien listings in the last 30 days, out of 98 new listings in total.

A median is not a price band and it is not a valuation. It is a midpoint. What it tells you is that Jomtien is not a one-price area — a studio in an older block and a large sea-view unit in a newer building sit on either side of that THB 4.75m midpoint, and the gap between them is wide. When you tell us a budget, we can tell you which part of that spread you are shopping in. We are not going to publish invented price tiers here to make the page look tidier.

The 11-new-listings figure is worth noting for a different reason. Jomtien accounts for roughly one in nine of everything new that came to us in the past month. Stock moves. If you saw something on this site three months ago and assumed it would still be there, it may not be. Equally, if nothing suited you last time you looked, it is a genuinely different list now.

The buildings people ask us about by name

One thing we can see clearly is which Jomtien developments people search for directly rather than browsing by area. Over the past period, the names that come up most often in searches that lead people to us are:

  • Metro Jomtien
  • Jomtien Complex
  • Jomtien Beach Condominium
  • Beachfront Jomtien Residence
  • Katalina Residence

We are listing those because people ask for them, not to describe them. We are an agency, not the developer of any of them, and we are not going to publish unit counts, facilities or completion dates for a building unless we are quoting something we can stand behind. What we will do, if you name a building on that list, is tell you what we currently have available in it, what we have sold or let there before, and what we honestly think of it compared with the alternatives a few streets away. Sometimes that answer is "nothing right now, and here are two buildings worth looking at instead."

Buying versus renting in Jomtien

The two medians sit interestingly close together in practical terms. A median Jomtien rent of THB 24,000 a month is in the same territory as rents we are quoting elsewhere in the city — for comparison, a two-bedroom condo we currently have for rent in South Pattaya is listed at THB 25,000 a month. If you are undecided between buying and renting, renting for a season in Jomtien is a reasonable way to test whether you actually want to live there before committing capital.

We will not put a rental yield figure on this page. No agent can guarantee a rental return or a capital gain in Pattaya or anywhere else, and any number offered to you as a guarantee should make you cautious rather than confident. What we can do is talk you through what units comparable to the one you are considering have actually rented for, and what the running costs and vacancy realities look like.

A note on ownership structure

Most Jomtien enquiries are for condominium units, and there is a reason for that. A foreign buyer can hold a condominium unit in their own name, subject to the foreign ownership quota within that particular building — which is why we always check the quota position before you get emotionally attached to a specific unit. Land is a different matter entirely and is not held freehold by foreign individuals; if you are looking at a house or a plot rather than a condo, the ownership route needs proper legal advice before you go far. We will tell you plainly which category a property falls into.

If Jomtien is not quite it

Jomtien is coastal condo country in the main. If you find yourself wanting land, garden and space instead, the same budget behaves very differently a short drive inland. From our current list, by way of example: a two-bedroom, two-bathroom townhouse in a resort close to Phoenix Golf Course in Huay Yai at THB 3,300,000; or, at the other end, four-bedroom houses at Mabprachan Lake at THB 16,430,000 and THB 22,400,000. In Central Pattaya, a sea-view one-bedroom in the south of the city is listed at THB 3,250,000. Those are real listings with real prices, not illustrations — they are there to show how far the market stretches either side of the Jomtien median.

What this page deliberately does not do

It does not show you the 562 Jomtien listings. That list changes weekly and any snapshot we pasted in here would be out of date by the time you read it. Use the live search for current Jomtien stock, or simply tell us what you are after — number of bedrooms, budget, whether you need sea view or would rather be back from the beach road — and we will send you the short list rather than the long one.
