A plain look at Pattaya rental prices by area, using the median monthly rent across the 772 rental listings currently on our books — from THB 20,000 in Central Pattaya to THB 35,000 in Wongamat.

Roughly a third of what we have on our books at any one time is for rent, not for sale. As it stands today, 772 of our 2,345 live listings are rentals. Most people who contact us about renting ask the same first question: what should I expect to pay in each part of town? Below is the answer, taken straight from our own rental stock rather than from a market report.

Median monthly rent by area

These are median asking rents across our current rental listings. The median is the midpoint — half the listings in that area are asking less, half are asking more. It is not a fixed price list, and it is not a forecast. It is simply where the middle of our stock sits right now.

What the spread is telling you

The gap between Central Pattaya at THB 20,000 and Wongamat at THB 35,000 is not really a gap in quality. It is a gap in what the stock is. Central and South Pattaya rental stock leans towards smaller condo units in older and mid-range buildings, close to everything, easy to live in without a car. Naklua and Wongamat carry more of the larger beachfront and near-beachfront condos, which pushes the midpoint up.

Mabprachan Lake sits well clear of the rest at THB 75,000 because the rental stock out there is a different product entirely — houses and villas with land and pools, not apartments. If you are comparing a THB 20,000 city condo with a THB 75,000 house by the lake, you are not comparing two versions of the same thing.

Jomtien and Pratumnak both sit in the middle, at THB 24,000 and THB 25,000. In practice that is where most enquiries we take end up looking: quieter than Central, still on the right side of town for the beach, and with enough choice at the median that you are not forced into a compromise.

You can rent for well below the median

Because these figures are midpoints, there is real stock underneath them. Two current examples from our own listings:

Both are single-bedroom units, and both illustrate the same point: the median tells you where the bulk of the market sits, not what the entry point is. If your budget is under THB 20,000, there is something for you in most areas of Pattaya — it just needs someone to go through the available units with you rather than leaving you to scroll.

A note on rental terms

Rental terms in Pattaya are set by the individual owner, not by us, and they vary more than the headline rent does — length of contract, deposit, whether utilities and common fees sit with you or the landlord, and whether short lets are accepted at all. In our experience shorter lets carry a premium over the twelve-month figure. Rather than guess, ask us for the specific terms on any unit you are interested in and we will confirm them with the owner before you commit to anything.

If you are renting now and buying later

A good number of the people we have helped buy in Pattaya rented here first, sometimes for a year or more, in the area they eventually bought in. That is a sensible order to do it in. Living in Jomtien for six months tells you things about traffic, noise, walkability and how the building is actually run that no viewing will.
