Searching for a Pattaya Development by Name? What to Check Before You Enquire

Most people who contact us about a condo already know the name of the building. They have walked past it, stayed in it on holiday, or a friend owns there. Over the last 28 days, the building names that most often brought our pages up in Google search results were Bristol Park Pattaya (1,162 appearances in search results), Sky Residences Pattaya (581, plus another 105 for the singular "Sky Residence"), Metro Jomtien Condotel (375), Jomtien Complex Condotel (332), Jomtien Beach Condominium (205), Beachfront Jomtien Residence (202) and Jomtien Thip Condotel (170).

That tells us something useful: the Pattaya resale market is driven far more by specific buildings than by general searches. So this article is written for the buyer who already has a name in mind. It covers what we can tell you about a named building, what we deliberately won't put in writing on a web page, and the checks that decide whether a particular unit in a particular block is worth your time.

Why we don't publish a price list for every building

Resale availability in an individual Pattaya block changes week to week. A two-bedroom unit that was on the market at one figure in March may have sold, been withdrawn, or been re-listed by the owner at a different figure by June. Any page that claims to show "prices at" a named development is either updated the same day or it is misleading.

Our position is straightforward: we quote a price, a floor, an aspect and a maintenance-fee figure when we have the live instruction in front of us. If you want to know what is genuinely available today in Bristol Park, Sky Residences, Metro Jomtien, Jomtien Thip or Jomtien Beach Condominium, ask us and we will tell you what is on our books and what is not. Sometimes the honest answer is "nothing at the moment in that size" — and that is worth knowing before you plan a viewing trip.

We do maintain dedicated pages for individual developments where we have consistent activity — our Jomtien Complex page is one of the more visited pages on the site, with 68 sessions from 63 people in the last 30 days. We are steadily adding more. If the building you are interested in does not have a page yet, that is a gap in our website, not a sign the building is off-limits.

The checks that actually matter in a named block

1. Foreign quota

A registered condominium in Thailand can transfer up to 49% of its total floor area into foreign names. Individual buildings fill that quota at different rates. Before you get attached to a unit, the first question is whether it is being sold within the foreign quota or in a Thai name. The juristic person (the building's management office) confirms this in writing. Do not take a verbal assurance on it.

2. Maintenance fees, sinking fund and arrears

Ask for the common-area maintenance rate per square metre per year, whether it is paid up to date, and whether a sinking-fund contribution is due on transfer. Older Jomtien and Pattaya blocks sometimes carry accumulated arrears attached to a unit. That becomes your problem after transfer unless it is settled at the Land Office.

3. Transfer costs and who pays what

Transfer fee, specific business tax or stamp duty, and withholding tax all depend on how long the seller has held the unit. Split of these costs is negotiable and should be written into the sale and purchase agreement, not agreed on a handshake.

4. Electricity and water metering

Some buildings bill directly at the government rate; others bill through the building at a marked-up rate. On a unit you plan to live in year-round, that difference is real money. Ask to see recent bills.

5. "Condotel" does not mean guaranteed income

Several of the most-searched names in Jomtien carry the word condotel. Where a building operates a letting programme, the questions to ask are whether the building holds the appropriate licence for short-stay letting, how income is calculated and audited, what the management retains, and whether the arrangement is documented in a contract you can read before you commit. Be sceptical of any figure presented as assured. Rental performance in Pattaya depends on season, block, floor, aspect and condition of the individual unit — nobody can guarantee a yield or a resale price, and we will not pretend otherwise.

6. Building age and reserve

An older block with a well-funded reserve and a competent committee is usually a safer purchase than a newer one with neither. Ask when the lifts, pumps and roof were last done, and ask to see the last annual general meeting minutes.

If you are looking at a house or villa instead

The ownership question is different outside a condominium. A foreign national cannot hold land in Thailand freehold. Houses and villas are commonly structured as ownership of the building with a registered lease of the land, or held through other arrangements — each with different implications. Take independent legal advice on the structure before you pay a deposit, not after.

Examples of what that looks like in our current stock: the four-bedroom Sunlight House at Mabprachan Lake at 22,400,000 THB and the neighbouring four-bedroom Moonlight House at 16,430,000 THB, or at the other end of the scale a two-bedroom townhouse in a resort development near Phoenix Golf Course, Huay Yai at 3,300,000 THB.

Live examples on the condo side

For comparison against whatever the named building you are researching is asking, two units currently on our books in Central Pattaya: a sea-view one-bedroom, one-bathroom in South Pattaya at 3,250,000 THB for sale, and a two-bedroom in South Pattaya for rent at 25,000 THB per month. Rental figures are quoted per month and exclude utilities unless the listing states otherwise.

Tell us the building name

We have been working this market since 1978, which mostly means we have seen how individual blocks in Pattaya and Jomtien have aged, which committees run their buildings well, and which units come back onto the market repeatedly and why. That is the part you cannot get from a listings page.

We will tell you what we have available in it today, what we know about the block, and — if we think there is a better-value comparable two streets away — we will say that too.
