Buying a Condo in Pattaya: What 1,508 Live Listings Say About Price, Area and Ownership

We have been selling and letting property in Pattaya since 1978, which means we were here before most of the buildings people now shop for existed. That is the only real advantage an agency can offer on a market this large: knowing which sois, which buildings and which areas have held up, and being able to show you what is actually on the books today rather than what was on the books last year.

So rather than a generic buying guide, here is what our own live inventory looks like right now, and what it tells a buyer.

The shape of the market today

We currently have 2,388 live listings across Pattaya and the Eastern Seaboard: 1,393 for sale and 798 for rent (a listing can be both, where an owner will take either deal).

By property type, condos dominate: 1,508 condos, against 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units. If you are shopping in Pattaya, you are mostly shopping in a condo market, and that is a structural feature of the city rather than a passing trend.

By size, the stock is weighted to smaller units: 727 one-bedrooms and 320 studios, then 458 two-bedrooms, 410 three-bedrooms and 264 four-bedrooms. Buyers looking for a genuine three-bed condo have less to choose from than the headline count suggests, and the larger bedroom counts skew towards houses.

Median sale prices by area

These are the medians across our own live listings in each area — all property types, not condos alone — so treat them as a guide to where an area sits, not as a valuation of any particular unit.

A few things worth reading out of that table. Jomtien is the deepest market we cover, with 565 live listings and a median sale of 4,740,000 THB — the widest choice at a mid-market price. South Pattaya has the lowest median sale price at 4,145,000 THB, and the lowest median rent at 18,000 THB, but only 126 live listings, so choice is narrower. Central Pattaya (4,500,000 THB) and Pratumnak (4,950,000 THB) sit close together on price while being very different places to live: Central is walkable and busy, Pratumnak is quieter and hillier with more sea-view stock.

The higher medians — East Pattaya at 9,900,000 THB and Huay Yai at 12,500,000 THB — reflect house and land-plot stock rather than condos. If you are comparing condo prices, the coastal areas are the honest comparison set.

Ownership: what a foreign buyer can and cannot do

This is where most enquiries start, and it is worth being precise. A foreign buyer can hold a condominium unit in their own name as foreign freehold, but only within the 49% foreign quota per building set under Thai law. Once a building's foreign quota is full, a unit in that building is not available to a foreign buyer as freehold — it would be a leasehold or a company structure instead, which are different propositions with different risks.

Separately, and there is no way around this: foreigners cannot own land in Thailand freehold. That applies to houses and land plots, not to a condo unit, and it is one of the main reasons the condo market here is as large as it is.

Practically, this means the first question to ask on any unit you like is whether it is inside quota. We check that per building, per unit, before you get attached to it.

Owner-occupier or investor — the question changes

If you are buying to live in, the medians above matter less than the specifics: floor, aspect, building age, sinking fund, how the soi behaves in high season. If you are buying to let, the rent medians alongside the sale medians are the more useful pairing — Jomtien at 24,000 THB, Pratumnak at 25,000 THB, Central Pattaya at 22,000 THB, South Pattaya at 18,000 THB. We will talk through what a specific unit has actually achieved where that information exists, but we will not quote you a projected yield or a guaranteed return, because nobody can honestly guarantee either.

  • A corner 1-bedroom, 1-bathroom sea-view condo in Pratumnak, currently listed for rent at 26,000 THB per month.
  • A 1-bedroom condo in Na Jomtien, listed for rent at 13,000 THB per month.
  • A 1-bedroom at Arcadia Millennium Tower, South Pattaya, listed for rent at 15,000 THB per month.
  • A 3-bedroom, 2-bathroom house in East Pattaya, for sale at 4,990,000 THB — roughly half the East Pattaya median, which is a reminder of how wide the spread is inside a single area.
  • A 2-bedroom, 2-bathroom townhouse in a resort near Phoenix Golf Course, Huay Yai, for sale at 2,900,000 THB.

Choice varies a lot with price, though — South Pattaya has 126 live listings against Jomtien's 565, so the cheaper median comes with a narrower selection.
