We have been selling and letting property in Pattaya since 1978, which means we were here before most of the buildings that make up today's condo market existed. One thing has held steady across those decades: the smallest units move the most attention. Right now that is not a hunch, it is what our own book and our own site traffic say.
The numbers behind the entry-level segment
Across all of Pattaya and the Eastern Seaboard we currently have 2,388 live listings — 1,393 for sale and 798 for rent (some units appear in both columns). Broken down by bedroom count:
- One-bedroom: 727 listings
- Studio: 320 listings
- Two-bedroom: 458
- Three-bedroom: 410
- Four-bedroom: 264
Studios and one-bedrooms together come to 1,047 units, roughly 44% of everything we have live. That is no accident of our own buying habits — we are an agency, not a developer, so the book reflects what owners in this city actually hold. Condos account for 1,508 of the 2,388 listings, with houses at 773, townhouses at 46, land at 22, villas at 10 and commercial at 6.
The site traffic points the same way. The single most-viewed individual property page on pattaya-property.net is a cheap Jomtien studio described as a renovation project: 72 sessions from 47 users, more than any other listing page. Small, affordable, and a bit of work to do — that combination pulls more eyes than anything glossier we have online.
Where the sub-5m money goes
Median sale prices from our live book, by area (these medians cover all property types in the area, not studios alone, so treat them as an indication of where an area sits rather than a price for a specific unit):

Four areas, all with a median under THB 5m, and between them 1,336 live listings. That is the practical answer to "what does a modest budget get me in Pattaya" — a genuine choice of district, not one leftover corner of the map.
The contrast with the house-led areas is stark. East Pattaya's 428 listings carry a median sale of THB 9,900,000, Na Jomtien sits at THB 7,404,375 across 154 listings, Wongamat at THB 8,000,000 across 128, and Huay Yai at THB 12,500,000 across 100. Those are largely land-and-house markets. If your budget is under THB 5m, the condo segment in Jomtien, Central, South Pattaya and Pratumnak is where the stock is.
Owner-occupier or investor — the same stock, different questions
If you are buying to live in, the questions we get asked most are about the building's management, the maintenance charge, and how a soi has changed over the years. If you are buying to let, look at the rent medians alongside the sale medians rather than at any headline percentage. Two ownership points to settle before you shortlist
First: a foreigner cannot own land in Thailand freehold. That is why the sub-5m conversation in Pattaya so often ends up in condos rather than houses — a house purchase involves land, and the structure matters.
Second: foreign freehold condo ownership is capped at 49% of a building's total area under Thai law. If a unit falls outside that quota, what is on offer to a foreign buyer is leasehold or a company structure — not freehold. Before you commit to any studio or one-bedroom, the quota position of that specific building needs checking. We do that as a matter of course, and it is worth asking any agent the same question early rather than late.
