A lot of the search traffic for Pattaya property now arrives in Thai. ขายบ้านพัทยา alone runs at around 720 searches a month, ขาย คอนโด พัทยา at 320, and บ้านเดี่ยว พัทยา เจ้าของขายเอง at 140. What almost none of the pages answering those searches will tell you plainly is what the money actually buys, and where the gap sits between the budget people type into Google and the price houses in this city change hands at.

Alan Bolton Property Consultants has been working in Pattaya since 1978 — before most of the condo stock that defines the city today existed. We are an agency, not a developer, so we have no project to push. What follows is simply what our own live book looks like right now.

The shape of the current market

At the time of writing we have 2,386 live listings — 1,393 available for sale and 796 for rent (some units are marketed both ways). By type:

By bedroom count the book is weighted towards smaller units: 727 one-bedrooms, 457 two-bedrooms, 410 three-bedrooms and 319 studios, thinning out to 264 four-bedrooms, 112 five-bedrooms and a small number of very large houses (33 six-bed, 19 seven-bed, eight eight-bed).

Median prices by area

These are medians across our live listings in each area — half above, half below. They are not valuations and they are not forecasts.

  • Jomtien — 564 live listings, median sale 4,740,000 THB, median rent 24,000 THB/month
  • East Pattaya — 428 live, median sale 9,900,000 THB, median rent 55,000 THB
  • Pratumnak — 376 live, median sale 4,950,000 THB, median rent 25,000 THB
  • Central Pattaya — 267 live, median sale 4,500,000 THB, median rent 22,000 THB
  • Na Jomtien — 154 live, median sale 7,404,375 THB, median rent 35,000 THB
  • Wongamat — 128 live, median sale 8,000,000 THB, median rent 35,000 THB
  • South Pattaya — 127 live, median sale 4,145,000 THB, median rent 18,000 THB
  • Huay Yai — 100 live, median sale 12,500,000 THB, median rent 70,000 THB

Our inventory data also puts the Mabprachan Lake area at a median sale price of 12,845,000 THB across 70 listings.

The pattern is consistent and worth understanding before you start viewing: the beach-side and city areas — Jomtien, Pratumnak, Central and South Pattaya — sit in the 4.1m to 5m band because they are condo-dominated. The house-heavy inland areas — East Pattaya, Mabprachan Lake, Huay Yai — sit at roughly double that, because you are buying land and a building rather than a share of a tower.

The honest part: the 1.3-million-baht search

Two of the busiest Thai queries in this space are ขายบ้านพัทยา 1.3 ล้าน (around 320 searches a month) and ขายบ้านเดี่ยว พัทยา ราคาไม่เกิน 2 ล้าน (around 170). Set those against the medians above and the mismatch is obvious. East Pattaya's median house price is 9,900,000 THB. Huay Yai's is 12,500,000 THB. A detached house at 1.3m or under 2m is not what the middle of this market looks like, and we would rather say so than publish a page that implies otherwise.

That does not mean nothing sensible exists at the lower end — a median only tells you the midpoint, not the range, and we have not published a full price distribution across the 773 houses on our book, so we are not going to claim what does or does not sit under 5m today. If a tighter budget is what you have, the useful move is to ask an agent to run the current stock against your number rather than to trust any headline figure, ours included. Stock at the bottom of a range moves quickly and changes week to week.

Where the budget actually stretches further

If the number matters more than the house-versus-condo distinction, the condo side of the book is where the entry points are. Examples currently listed with us: a one-bedroom condo in Pratumnak at 3,890,000 THB (also available to rent at 30,000 THB/month), and a two-bedroom, two-bathroom house in Pratumnak at 6,100,000 THB. On the rental side we have a studio with sea view in Jomtien at 16,000 THB/month, a one-bedroom city-view unit at City Garden Tower in South Pattaya at 21,000 THB/month, and a studio at Sunshine Beach in Na Jomtien at 27,000 THB/month. Renting first in the area you think you want is not a wasted step — it is often the cheapest way to find out you were wrong about the location.

If you are a foreign buyer reading this

Two rules to keep straight. A foreigner cannot own land in Thailand freehold, which is why a house purchase is structured differently from a condo purchase and why the inland house areas need a proper conversation before you view. And foreign freehold in a condominium is limited by the 49% foreign quota in each building — a unit outside that quota is a leasehold or company structure, not freehold, for a foreign buyer. Anyone who tells you buying here is "surprisingly easy" is skipping the part that matters.

We also do not publish yield or capital-growth projections. Rents in our book range from a 18,000 THB median in South Pattaya to 70,000 THB in Huay Yai, and those are recorded asking figures, not returns you should count on.

We can only speak for Pattaya and the Eastern Seaboard, where we hold 773 live house listings. In the house-heavy inland areas the median sale price on our book is 9,900,000 THB in East Pattaya (428 live listings), 12,845,000 THB around Mabprachan Lake (70) and 12,500,000 THB in Huay Yai (100). Areas closer to the coast show lower medians — Jomtien 4,740,000 THB and South Pattaya 4,145,000 THB — but those figures are pulled down by condo stock rather than reflecting cheap houses. Where is the best place to buy a condo in Thailand?

There is no single answer, and we won't pretend otherwise. Within Pattaya, our 1,506 live condo listings cluster in Jomtien (564 live, median sale 4,740,000 THB), Pratumnak (376, 4,950,000 THB), Central Pattaya (267, 4,500,000 THB) and South Pattaya (127, 4,145,000 THB), with higher medians in Wongamat (8,000,000 THB) and Na Jomtien (7,404,375 THB). Which suits you depends on whether you want beachfront, walkable city, or quieter coast — after 40-plus years working these areas we would rather walk you through the trade-offs than name a winner.

How many condos can a foreigner own in Thailand?

The constraint that matters in practice is not a personal limit but the building quota: under Thai law, foreign freehold ownership is capped at 49% of a condominium building's unit area. If a unit sits outside that quota, it is available to a foreign buyer as leasehold or through a company structure — not as foreign freehold. Always check a specific unit's quota position before you commit; we do that check as part of the process on the units we list.

Is $1,000 a month enough to live on in Thailand?

We don't publish cost-of-living figures, so we won't guess at a total. What we can give you is the housing side from our live book: median monthly rents run from 18,000 THB in South Pattaya and 22,000 THB in Central Pattaya, up through 24,000 THB in Jomtien and 35,000 THB in Na Jomtien and Wongamat, to 55,000 THB in East Pattaya and 70,000 THB in Huay Yai. We currently have rentals listed as low as 16,000 THB/month for a sea-view studio in Jomtien. Everything else — food, transport, visas, healthcare — you should budget separately.

Can I really buy a house in Pattaya for under 2 million baht?
