Pool Villa Enquiries Have Nowhere to Land: A Note to Villa Owners in Huay Yai, Mabprachan and Na Jomtien
We have been selling and letting property in Pattaya since 1978, which means we have watched the city's inventory reshape itself several times over. Right now there is a gap in it worth writing about plainly, because it affects owners more than buyers.
What the numbers actually say
Across our live book there are 2,385 listings — 1,393 marked for sale, 795 for rent, with some appearing in both columns. Broken down by type it looks like this:

- House — 773
- Townhouse — 46
- Land — 22
- Villa — 10
- Commercial — 6
Ten. Out of 2,385. Meanwhile, over the last 30 days our pool villa lifestyle page recorded 103 sessions and the luxury page 108 — 211 visits between two pages that exist specifically to introduce people to detached homes with private pools.
An honest caveat before anyone draws too straight a line: some of what a buyer would call a pool villa is almost certainly sitting inside that 773-strong House category rather than under the Villa label. Property typing in a book this size is never perfectly clean, and we are in the middle of auditing it. But even allowing for that, the pattern holds — the volume of interest arriving at the villa end of the market is not matched by the volume of villa-standard homes we can put in front of it.
Where the villa-standard stock sits, and what it is worth
The areas buyers ask about when they use the word villa are the low-density ones inland and south, and those are exactly the areas where our listing count is thinnest relative to the value of the homes:
- Huay Yai — 100 live listings, median asking price 12,500,000 THB, median rent 70,000 THB. The highest median sale figure of any area we track.
- Mabprachan Lake — 71 live listings, median asking price 12,845,000 THB.
- Na Jomtien — 154 live listings, median asking price 7,404,375 THB, median rent 35,000 THB.
- Bang Saray — 37 live listings, median asking price 8,625,000 THB.
- East Pattaya — 428 live listings, median asking price 9,900,000 THB, median rent 55,000 THB.
Compare that with Jomtien's 564 listings at a 4,740,000 THB median, or Central Pattaya's 267 at 4,500,000 THB. The high-value, low-density areas carry a fraction of the listing count and roughly double or triple the median price. Huay Yai has 100 listings on our book against Jomtien's 564.
Why we are saying this out loud
Because if you own a house with a pool in Huay Yai, around Mabprachan Lake, in Na Jomtien or out in East Pattaya, and you have been half-considering selling or letting it, the shape of our current book is relevant to you. Enquiries arrive that we cannot answer from stock. That is not a promise about your sale price and it is not a forecast — traffic is interest, not a completed transaction, and we will not dress it up as one. It is simply the market condition as our own data records it this month.
Larger homes are a smaller slice of the book generally: 264 four-bedroom listings, 112 five-bedroom and 33 six-bedroom, against 727 one-bedroom and 319 studio listings. The bulk of Pattaya's tradeable inventory is small condo units, and it has been trending that way since the condo boom that came long after we opened in 1978.
If you are buying rather than selling
The same figures explain something you may have already noticed: there is not much to view at the top of the detached market at any given moment, and what does come up moves through a small pool of agents. Registering what you actually want — area, bedroom count, budget, whether a pool is non-negotiable — is more useful than refreshing a search page, because the useful conversation happens before a listing goes live.
And two points of law that matter before anyone gets attached to a villa: a foreign buyer cannot own land in Thailand freehold, so a villa purchase by a non-Thai is structured through a long lease or a company holding, not a freehold title in your own name. Foreign freehold on a condominium unit is possible but capped by the 49% foreign quota per building — a unit outside that quota is leasehold or company-structure, not freehold. We would rather set that out at the first conversation than the last.

Can a foreign buyer own a pool villa and its land freehold in Thailand?
No. Foreigners cannot own land in Thailand freehold. A villa purchase by a non-Thai buyer is structured another way — typically a long lease on the land or a company holding. Foreign freehold is possible on condominium units, but only within the 49% foreign quota per building; outside that quota a unit is leasehold or company-structure ownership.
What rental income can I expect from a villa in Huay Yai or Na Jomtien?
We cannot and will not guarantee a rental return or a yield. What we can give you is what our live book records: the median advertised rent is 70,000 THB in Huay Yai, 55,000 THB in East Pattaya, 35,000 THB in Na Jomtien and 35,000 THB in Wongamat. Those are asking figures across live listings, not a projection of what your property will achieve.
Does high traffic to your pool villa page mean my villa will sell quickly?
It does not. Our pool villa page recorded 103 sessions and our luxury page 108 sessions over 30 days, which tells us there is interest at that end of the market and very little stock to show it — only 10 Villa-typed listings out of 2,385. That is a market condition, not a forecast about any individual property or a promise of a sale timeframe.
Why does Pattaya have so many condos and so few villas on the market?
Our own book reflects the wider market's shape: 1,505 condo listings against 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial. By bedroom count, 727 listings are one-bedroom and 319 are studios, against 112 five-bedroom and 33 six-bedroom. Most of that condo inventory was built in the boom that followed our founding in 1978.
