Where the new stock is landing: Pratumnak and South Pattaya lead the last 30 days
We have been listing property in Pattaya since 1978, which means we have watched the centre of gravity in this market move several times - from the beach road blocks, out to Jomtien, up the hill, then east past Sukhumvit. So when new stock starts clustering in one or two areas, it is worth saying plainly where it is going rather than dressing it up as an opportunity.
Over the last 30 days, 136 new listings came onto our books. The breakdown by area:
- Pratumnak - 29 new listings
- East Pattaya - 24
- South Pattaya - 20
- Central Pattaya - 17
- Jomtien - 16
Pratumnak leads on volume, South Pattaya on churn
Pratumnak taking the largest single share is not a surprise - it is one of the deeper markets we cover, with 377 live listings at a median sale price of 4,950,000 THB and a median rent of 25,000 THB. Twenty-nine new listings against 377 live is roughly 8% of the area refreshing in a month. Healthy, not dramatic.
South Pattaya is the sharper number. It is a much smaller pool - 127 live listings, median sale 4,145,000 THB, median rent 18,000 THB - so 20 new listings represents just under a sixth of the area turning over in 30 days. Compare that with Jomtien, where 16 new listings sit against 564 live: under 3% movement. Same rough number of new listings, completely different meaning.
What that practically means for a buyer or a tenant: in South Pattaya you are looking at a market where the available set has changed materially since the last time you searched. If you shortlisted South Pattaya three months ago and walked away, the shortlist is worth rebuilding. In Jomtien, with 564 live listings and slow refresh, patience costs you very little.
Where these two areas sit in the wider market
Our live book stands at 2,387 listings - 1,393 for sale and 797 for rent (some units are marketed both ways). By type it is still condo-dominated: 1,507 condos against 773 houses, with 46 townhouses, 22 land plots, 10 villas and 6 commercial units. By size, 727 one-bedroom and 319 studio listings make up the bulk of what changes hands quickly, which is exactly the profile of stock that drives the Pratumnak and South Pattaya numbers above.
For context on price positioning, both areas sit at the more accessible end of what we list. East Pattaya's median sale price is 9,900,000 THB, Wongamat's 8,000,000 THB, Na Jomtien's 7,404,375 THB and Huay Yai's 12,500,000 THB. Pratumnak at 4,950,000 THB and South Pattaya at 4,145,000 THB are closer to Central Pattaya's 4,500,000 THB. Building-level demand is real on Pratumnak
One more signal worth reporting rather than interpreting too hard: search traffic for Pratumnak arrives at building level, not just area level. Over the last 28 days the query city garden pratumnak alone produced 155 impressions and 3 clicks for us at an average position of 4.9. People are not searching "condo Pattaya" - they are searching a specific block by name. That is the behaviour of someone who has already narrowed down, and it is the reason we keep listings named by building rather than by generic descriptor.

Two things to settle before you make an offer
If you are a foreign buyer, the ownership structure matters as much as the price. Foreign freehold condo ownership in Thailand is capped at 49% of a building's floor area; when a building's foreign quota is full, what is on offer to a foreign buyer is leasehold or a company structure, not freehold. That is a building-by-building question and we check it before you commit. Separately, foreigners cannot own land in Thailand freehold - relevant if you are looking at houses in Pratumnak or East Pattaya rather than condos.

Can a foreigner buy a condo or a house in Pratumnak outright?
A condo can be held in foreign freehold, but only within the 49% foreign quota per building set by Thai law. Once a building's quota is full, what remains available to a foreign buyer is leasehold or a company structure - not freehold. Land cannot be owned freehold by a foreigner in Thailand at all, which is the key point if you are looking at a house such as the 2-bedroom Pratumnak house currently listed at 6,100,000 THB.
