Renting in Pattaya by Area and Budget: What 795 Live Rental Listings Actually Show
Most rental advice about Thailand is written about Bangkok or Chiang Mai and then applied to Pattaya, which does not work. Pattaya's rental market is shaped by beach access, by the split between condo towers on the coast and houses inland, and by an inventory that was largely built after we opened here in 1978. So rather than talk in generalities, here is what our own live book says today.
Of the 2,385 listings currently live with us, 795 are available to rent and 1,393 are for sale. Some units appear in both columns - a landlord will take a tenant or a buyer, whichever comes first - so the two numbers overlap rather than add up. What follows are median monthly asking rents from that live stock. They are medians of what landlords are asking now, not a fixed price list, and not a forecast of where rents go next.
Median monthly rent, area by area
- South Pattaya - 18,000 THB (127 live listings, median sale price 4,145,000 THB)
- Central Pattaya - 22,000 THB (267 live listings, median sale 4,500,000 THB)
- Jomtien - 24,000 THB (564 live listings, median sale 4,740,000 THB)
- Pratumnak - 25,000 THB (376 live listings, median sale 4,950,000 THB)
- Na Jomtien - 35,000 THB (154 live listings, median sale 7,404,375 THB)
- Wongamat - 35,000 THB (128 live listings, median sale 8,000,000 THB)
- East Pattaya - 55,000 THB (428 live listings, median sale 9,900,000 THB)

The pattern is worth understanding before you start viewing. The cheaper medians - South Pattaya, Central Pattaya, Jomtien, Pratumnak - are condo-heavy areas, where a one-bedroom or studio in a tower sets the middle of the range. The expensive medians are not expensive because the areas are grander; East Pattaya at 55,000 THB and Huay Yai at 70,000 THB are house-and-pool territory, where the typical rental is a three- or four-bedroom detached home with a garden. You are comparing a 35 sqm studio against a family house, so the gap tells you more about property type than about postcode prestige.
What kind of property that budget buys
Across the whole live book, condos dominate at 1,505 listings, followed by 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units. By size, one-bedroom units are the largest single group at 727, then two-bedroom at 456, three-bedroom at 410, studios at 319, four-bedroom at 264 and five-bedroom at 112.
Practically, that means:
- Under the Jomtien median. Studios and one-bedroom condos are where the volume is. Live examples on our books include a Studio with Seaview in Jomtien at 16,000 THB per month and a one-bedroom city view at City Garden Tower in South Pattaya at 21,000 THB.
- 25,000 to 35,000 THB. This buys you a better building or a quieter stretch of coast. A Sunshine Beach studio in Na Jomtien is listed at 27,000 THB; a one-bedroom in Pratumnak is on at 30,000 THB per month and also offered for sale at 3,890,000 THB - a good illustration of how many Pattaya units sit in both markets at once.
- Above 50,000 THB. You are now in the house market, mainly East Pattaya and Huay Yai. Expect land, parking and a pool rather than a lift and a lobby.
Practical points before you sign
A few things we end up explaining most weeks:
- Long lets in Pattaya are usually quoted on a twelve-month basis. Shorter terms exist but tend to price above the medians above, particularly in high season.
- Whether water, electricity, internet, common-area fees and pool or gym access are included varies by landlord, not by area. Ask per unit; do not assume the area norm.
- If you are renting while deciding whether to buy, take the time. Our median sale prices sit between 4,145,000 THB in South Pattaya and 12,500,000 THB in Huay Yai, and living in an area for a lease term is a cheaper way to test it than buying into it.
- If you are considering the buy side later: foreigners cannot own land in Thailand freehold, and foreign freehold ownership of condominium units is capped by the 49% foreign quota per building. A unit outside that quota is leasehold or a company structure, not foreign freehold. That is a conversation to have early, not at contract stage.
The landlord side of the same market
Owners often ask what their unit should be asking. The medians above are the honest starting point for that conversation - your unit will sit above or below its area median depending on the building, the floor, the view, the furniture and the term. We will not quote you a yield figure or promise a return; no agency can, and the ones that do are selling something other than advice.

Frequently Asked Questions
Where is the cheapest place to rent a house in Thailand?
We can only speak for our own market. Within Pattaya, the lowest median monthly asking rent on our live book is South Pattaya at 18,000 THB, followed by Central Pattaya at 22,000 THB and Jomtien at 24,000 THB - but those medians are set largely by condos, since condos make up 1,505 of our 2,385 live listings. For detached houses you are mainly looking at East Pattaya, where the median rent is 55,000 THB, and Huay Yai at 70,000 THB. If a house is what you need, the cheaper condo areas will not be the cheaper option.
Can I find a room for rent in Jomtien for 5,000 baht per month?
Not on our books. Jomtien is our largest area with 564 live listings and a median monthly rent of 24,000 THB, and the lowest Jomtien rental we currently have listed is a sea-view studio at 16,000 THB per month. Rooms at the 5,000 THB level are generally local guesthouse or apartment-block arrangements rather than the managed condos and houses we handle, so we would rather tell you that plainly than waste your time on viewings.
Is $3,000 a month enough to live in Thailand?
We can only answer the housing part of that, and only from our live data. At roughly 100,000 THB a month, that budget covers the median asking rent in every Pattaya area we cover - South Pattaya 18,000, Central Pattaya 22,000, Jomtien 24,000, Pratumnak 25,000, Na Jomtien and Wongamat 35,000, East Pattaya 55,000 and Huay Yai 70,000 THB - with room left over even at the house end of the market. What the rest of your living costs come to is outside anything we can evidence.
What website is best for renting in Pattaya?
