Searching for a Pattaya Condo by Name? What Building-Specific Searches Tell Us — and How to Research One Properly
One of the clearest patterns in our own website data is how many people arrive already knowing the name of the building they want. Not "condo for sale Pattaya" — a specific project. Over the last 28 days, "bristol park pattaya" alone put our pages in front of searchers 974 times. "sky residences pattaya" did so 518 times, with a further 104 for the singular "sky residence pattaya". "metro jomtien condotel" accounted for 383 impressions, "jomtien thip condotel" 164, and "sombat pattaya condotel" 155.
That is roughly 2,000 building-name searches a month across just five projects. It tells us something useful about how the Pattaya resale market actually works: buyers hear about a building from a friend, a previous holiday, or a walk down a soi — then go looking for it by name. This article is for those buyers. We have been selling and letting in Pattaya since 1978, and the questions that come with a named building are almost always the same.
Where the named-building traffic actually goes
We keep dedicated project pages for a number of Pattaya buildings, and the ones people find get steady use. In the last 30 days our page for Metro Jomtien drew 86 sessions, Jomtien Complex 81, and Jomtien Thip 78. Those are small numbers in absolute terms but they are highly qualified — someone reading a single building's page has usually narrowed their search to one address.
Two of the most-searched names, Bristol Park and Sky Residences, do not yet have their own pages on this site. We would rather say that plainly than publish a page of vague description. If you are looking at either building, the fastest route is to speak to an agent directly — we can tell you what is currently available in and around those projects from live stock rather than from a brochure.
What to check before you commit to one building
A named building narrows your search, but it also narrows your options — sometimes to two or three units. Before you fix on one address, work through the following.
- Ownership title, not just the price. Under Thai law, foreign freehold ownership in a condominium building is capped at 49% of the total floor area. If that quota is already used up, a unit sold to a foreign buyer is leasehold or held through a company structure — not foreign freehold. Ask which it is in writing, per unit, before you pay a deposit. And note that foreigners cannot own land in Thailand freehold, which is why the condominium route is the common one.
- "Condotel" in the name means nothing legally. Several of the most-searched names — Metro Jomtien Condotel, Jomtien Thip Condotel, Sombat Pattaya Condotel — carry the word in the project title. It is a naming convention, not a guarantee of how a unit can be let or what income it produces. Treat any income figure you are shown as an estimate unless it is backed by records you can see.
- Sinking fund and common area fees. Older Pattaya buildings, many of which predate the condo boom, vary enormously here. It affects your holding cost every year.
- What else sits within a few hundred metres. If the building you want has nothing suitable this month, a comparable unit two sois away often does — at a similar figure.
Widening out from one building: what the live market looks like
We currently have 2,387 live listings — 1,393 marked for sale and 797 for rent (a listing can be both). By type that breaks down as 1,507 condos, 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units. So if a specific building is dry, there is usually depth nearby.
Because most named-building searches we see are Jomtien projects, the area context matters. Jomtien is our largest area by stock — 564 live listings, median asking price 4,740,000 THB, median rent 24,000 THB. For comparison:
- East Pattaya: 428 live, median sale 9,900,000 THB, median rent 55,000 THB
- Pratumnak: 377 live, median sale 4,950,000 THB, median rent 25,000 THB
- Central Pattaya: 267 live, median sale 4,500,000 THB, median rent 22,000 THB
- Na Jomtien: 154 live, median sale 7,404,375 THB, median rent 35,000 THB
- Wongamat: 128 live, median sale 8,000,000 THB, median rent 35,000 THB

Unit size is worth checking against your shortlist too: 727 of our live listings are one-bedroom, 458 are two-bedroom, 410 are three-bedroom and 319 are studios. If you have set your heart on a two-bedroom in one specific Jomtien building, you are competing inside a much smaller pool than the headline numbers suggest.
