Alan Bolton Property Consultants has been selling and letting property in Pattaya since 1978 — long enough to have watched the Russian-speaking buyer become a permanent part of this market rather than a passing wave. So it is worth being straightforward about something we noticed in our own website data: Russian-language searches are already finding us without us having made much of an effort about it.

The clearest example is the Cyrillic search for " u0431 u0440 u0438 u0441 u0442 u043e u043b u044c u043f u0430 u0440 u043a u043f u0430 u0442 u0442 u0430 u044f" — Bristol Park Pattaya, typed in Russian. Over a recent 28-day period that single query put our pages in front of searchers 150 times, at an average position of 3.6, and brought 6 visits. That is a small number in absolute terms. What matters is what it tells us: people are searching for specific Pattaya developments by name, in Russian, and expecting to land on a page in their own language. We would rather they landed on a maintained one than an afterthought.

What we are doing about it

We are treating the Russian-language section of the site as a proper route rather than an accident. That means going through the English pages that get the most traffic, checking which of them have no Russian equivalent, and filling the gaps — starting with the areas the Russian queries actually point at. Our Russian-language listing pages, including a studio in Jomtien, have already produced direct enquiries in the short time we have been measuring properly. We are not going to dress up eleven days of data as a trend; it is simply enough to justify the work.

The inventory those searches are pointing at

Across the whole book we currently have 2,385 live listings — 1,393 offered for sale and 795 for rent (a property can be listed both ways). By type, that breaks down as 1,505 condos, 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units.

Jomtien is the single largest area on our books and, unsurprisingly, the area the Russian-language searches lead to most often. It holds 564 live listings at a median asking price of THB 4,740,000 and a median rent of THB 24,000 a month. For comparison, across the rest of the city:

  • East Pattaya — 428 live, median sale THB 9,900,000, median rent THB 55,000
  • Pratumnak — 376 live, median sale THB 4,950,000, median rent THB 25,000
  • Central Pattaya — 267 live, median sale THB 4,500,000, median rent THB 22,000
  • Na Jomtien — 154 live, median sale THB 7,404,375, median rent THB 35,000
  • Wongamat — 128 live, median sale THB 8,000,000, median rent THB 35,000
  • South Pattaya — 127 live, median sale THB 4,145,000, median rent THB 18,000
  • Huay Yai — 100 live, median sale THB 12,500,000, median rent THB 70,000

Those medians are the most useful orientation figure we can give a buyer arriving from abroad. Jomtien, Central and South Pattaya sit in a broadly similar band; East Pattaya and Huay Yai are house-and-land territory and price accordingly.

Small units dominate the entry level

By bedroom count we hold 319 studios, 727 one-bedroom units, 456 two-bedroom, 410 three-bedroom, 264 four-bedroom and 112 five-bedroom properties. If you are buying a first Pattaya property, or a unit you intend to let when you are not using it, you are most likely shopping in the studio and one-bedroom pool — over a thousand listings between them.

A few current examples, to make the ranges concrete rather than theoretical:

  • A studio with sea view in Jomtien, available to rent at THB 16,000 per month.
  • A studio at Sunshine Beach in Na Jomtien, to rent at THB 27,000 per month.
  • A one-bedroom condo in Pratumnak offered both ways — THB 3,890,000 to buy or THB 30,000 per month to rent.
  • A city-view one-bedroom at City Garden Tower in South Pattaya, to rent at THB 21,000 per month.
  • A two-bedroom, two-bathroom house in Pratumnak at THB 6,100,000.

The ownership rules, stated plainly

This is where a language barrier causes the most damage, so we say it early and we say it the same way to every buyer. A foreign national cannot own land in Thailand freehold. A house is a building on land, so the land underneath it is held by another route — typically a registered lease or a Thai company structure — and you need proper independent legal advice on which applies to the specific property.

Condominiums are different: a foreign buyer can hold a unit in freehold, but Thai law caps foreign freehold ownership at 49% of the total floor area of any one building. If the building's foreign quota is already full, the unit is not available to you as freehold — it would be leasehold or a company structure instead. That is a question to ask about a named building before you get emotionally attached to a unit, and it is one of the first things we check.

We do not build or own the projects we list, and we do not promise returns — no agent can honestly guarantee a rental yield or a capital gain, and anyone who does should worry you. What we can offer is decades of transaction history in these same sois and buildings, and a straight answer about how an area has actually changed.

Send us the buildings or areas you are looking at, your budget in THB, and whether you are buying to live in or to let, and we will come back with what is genuinely available rather than a list padded out with units that are already gone.

Can a foreign buyer own a Pattaya condo outright?

A foreign national can hold a Thai condominium unit in freehold, but the law caps foreign freehold at 49% of a building's total floor area.
