Searching for a Pattaya Condo by Name? What to Check Before You Enquire

One of the more useful things about running an agency in Pattaya since 1978 is that you get to watch how buyers actually search. And the pattern is consistent: by the time somebody types a development name into Google, they have already done the browsing stage. They know the building. They want to know what is available in it, what it costs, and whether the ownership works for them.

Our own search data over the last 28 days shows how much of that there is. The query "bristol park pattaya" alone put our pages in front of buyers 1,162 times. "sky residences pattaya" returned 581 impressions at an average position of 2.7, with a further 105 impressions for the singular "sky residence pattaya". On the Jomtien side, "metro jomtien condotel" recorded 375 impressions, "jomtien complex condotel" 332 at an average position of 1.3, "jomtien beach condominium" 205, "beachfront jomtien residence" 202, and "jomtien thip condotel" 170.

Those are not idle searches. That is a steady stream of people standing outside a specific building, phone in hand, trying to find out what is for sale or rent inside it.

Why a development name is only half the question

A building name tells you the address. It does not tell you the three things that actually decide whether a purchase goes ahead:

  • What is genuinely available right now. Resale stock in a named condo turns over unit by unit. A building that had four units on the market in the spring may have none in the autumn, and no amount of searching the name will change that. Availability has to be checked against live listings, not against last year's listing pages.
  • Whether the unit sits inside the foreign quota. Under Thai law, foreign freehold ownership in any condominium building is capped at 49% of the total floor area. If the unit you want falls outside that quota, what you are being offered is leasehold or a company structure - not foreign freehold. That is a question to ask about the specific unit, not the development as a whole, and it is worth asking before you agree anything.
  • How the unit compares with the rest of the area. A price only means something next to comparable stock nearby.

What the wider market looks like around those buildings

We currently have 2,388 live listings across Pattaya and the Eastern Seaboard - 1,393 for sale and 798 for rent (some are marketed both ways). By type, 1,508 of those are condos and 773 are houses, with 46 townhouses, 22 land plots, 10 villas and 6 commercial units making up the rest.

Jomtien - the area behind most of the condotel searches above - is our largest single market with 565 live listings, a median asking price of 4,740,000 THB for sale and a median rent of 24,000 THB. For context on the areas either side of it: Na Jomtien has 154 live listings with a median sale price of 7,404,375 THB, Pratumnak has 377 at a median 4,950,000 THB, Central Pattaya 268 at 4,500,000 THB and South Pattaya 126 at 4,145,000 THB. Further out, East Pattaya's 428 listings carry a median of 9,900,000 THB and Huay Yai's 100 listings a median of 12,500,000 THB, reflecting how much of that stock is houses on land rather than condos.

Bedroom mix matters too if you are set on one building: across the whole portfolio there are 727 one-bedroom units, 458 two-bedroom, 410 three-bedroom and 320 studios. One-bedroom is by far the deepest pool, which is why a named Jomtien or Pratumnak condotel search so often resolves into a one-bed or studio conversation.

A sensible way to approach a named building

If you have a specific development in mind, three steps save a lot of time:

  1. Start with the development page if one exists. Our Jomtien Complex page, for example, drew 68 sessions from 63 users in the last 30 days - people arriving with the building already decided. Where we hold a page for a project, it is the fastest route to what we currently have there.
  2. If there is no page, ask directly. Not every building has a standing page, and an absent page does not mean an absent unit. Resale stock reaches us through owners, and it is often listed under the unit rather than the project. Speak to an agent with the building name and we will tell you what we hold - or say plainly that we hold nothing there at the moment.
  3. Keep one or two comparables open. Buyers who fix on a single building often pay more than buyers who look at two. Live examples on our books right now: a corner sea-view one-bedroom, one-bathroom condo in Pratumnak at 26,000 THB per month; a one-bedroom in Na Jomtien at 13,000 THB per month; a one-bedroom at Arcadia Millennium Tower in South Pattaya at 15,000 THB per month; a three-bedroom, two-bathroom house in East Pattaya at 4,990,000 THB; and a two-bedroom, two-bathroom townhouse in a Huay Yai resort near Phoenix Golf Course at 2,900,000 THB.

For investors as well as owner-occupiers

The same discipline applies whichever side you are on. If you are buying to live in, the questions are quota status, service charge, floor, aspect and how the soi has changed - which is where four decades of local transaction history earns its keep. If you are buying to let, ask what comparable units in the same building and the same area have actually been achieving, and treat any projection you are shown as a projection. We do not quote guaranteed yields or guaranteed capital returns, and we would be cautious about anyone in this market who does.

We are an agency, not a developer - we do not build or own the projects we list, which means we have no reason to steer you into one building over another. Can a foreigner own a Pattaya condo freehold?

A foreigner can own a condominium unit freehold in Thailand, but only within the building's foreign quota, which Thai law caps at 49% of the total floor area of that condominium. Is it better to search by development name or by area?

Both, ideally. A development name gets you to a specific building but tells you nothing about whether a unit is available in it this month. Searching by area shows you the comparables - and comparables are what tell you whether an asking price is sensible. We hold 2,388 live listings in total, 1,508 of them condos, spread across Jomtien, Pratumnak, Central and South Pattaya, Na Jomtien, Wongamat, East Pattaya and Huay Yai.

Why do some listings show a rent but no sale price, or the other way round?

Because owners market units differently. Of our 2,388 live listings, 1,393 are for sale and 798 are for rent, and a unit can appear in both. Where a figure is not shown, it is because that unit is not currently being marketed that way - not because the price is being withheld. Ask and we will tell you the current position from the live data rather than quote you an out-of-date number.

Can you tell me the rental return on a unit in a named condotel?

We can tell you what comparable units in the area are currently being marketed at - for example, one-bedroom rentals on our books at 13,000 THB per month in Na Jomtien, 15,000 THB at Arcadia Millennium Tower in South Pattaya and 26,000 THB for a corner sea-view unit in Pratumnak - and the median rent for the relevant area, such as 24,000 THB in Jomtien. What we will not do is guarantee a yield or a capital return. Any forward figure is a projection, and should be treated as one.
