Alan Bolton Property Consultants has been selling property in Pattaya since 1978 — before most of the towers that make up today's condo market were drawn, let alone built. That length of service is the reason this page exists: rather than talk in generalities about "the Pattaya market", we can show you what is genuinely on our books today, area by area, and explain what the numbers mean for an owner-occupier or an investor.
What's on the market right now
We currently have 2,388 live listings across Pattaya and the Eastern Seaboard. Of those, 1,393 are for sale and 798 are available to rent (a listing can be marketed as both). By property type the split is:

So condos are roughly two-thirds of everything we list. That is not a marketing angle, it is simply the shape of the Pattaya market: a city where the majority of foreign-owned homes are apartments in managed buildings, and where resale stock turns over steadily.
Median asking prices by area
The figures below are the median asking price and median asking rent across all our live listings in each area — houses included, not condos alone — so treat them as a guide to how expensive an area is overall, not as a valuation of any particular unit. Median means half of the listings sit above the figure and half below.

A few things worth reading into that table. Jomtien carries the deepest inventory we have, 565 live listings, at a median sale price of 4,740,000 THB — it is where a buyer with a mid-range budget has the widest choice. Central Pattaya (4,500,000 THB) and South Pattaya (4,145,000 THB) sit at the lower medians, largely because the condo stock there is smaller and older. Pratumnak lands at 4,950,000 THB while being a quieter, more residential hillside than either of them.
The higher medians — East Pattaya at 9,900,000 THB and Huay Yai at 12,500,000 THB — reflect areas dominated by houses and land plots rather than towers. If you are set on a condo, your search realistically concentrates on Jomtien, Pratumnak, Central and South Pattaya, Na Jomtien and Wongamat.
Sizes: what buyers are choosing
Across all live stock, the bedroom breakdown is 727 one-bedroom, 458 two-bedroom, 410 three-bedroom, 320 studio, 264 four-bedroom, 112 five-bedroom, and a long tail above that. One-beds and studios together account for over a thousand listings — the practical entry point to the market for most buyers, and the size band that also carries the most rental competition.
If you are buying to live in Pattaya full time, we would usually suggest looking harder at the two-bed segment than the raw price difference implies. Storage, a second bathroom and somewhere to put guests changes how a unit feels over a decade of ownership.
Ownership: the part to get right before you view
Two legal points matter more than anything on a floor plan, and we would rather you heard them early:
- Foreigners cannot own land freehold in Thailand. That is why the condo market is what it is. If you are looking at a house or a villa, the land beneath it will involve a lease or a company structure — ask us to explain the specifics on any individual listing before you go further.
- Foreign freehold in a condo building is capped at 49% of the total floor area. Within that quota a foreign buyer can hold the unit in their own name, freehold. Outside it, the same unit is sold on a leasehold or company basis instead — not foreign freehold. Whether a specific unit is in quota is a question of fact about that building, and it is one of the first things we check for a buyer.
We are an agency, not a developer. We do not build or own the projects we list, which means we have no reason to steer you toward one building over another. After decades of transactions here we have opinions on which sois and which developments hold up — ask, and you will get them straight.
If you're buying as an investment
The rental side of our book gives useful context: 798 of our live listings are available to rent, with median asking rents ranging from 18,000 THB a month in South Pattaya to 70,000 THB in Huay Yai, and 24,000–25,000 THB across Jomtien and Pratumnak. Those are asking figures for currently marketed properties, not achieved returns. We will not quote you a yield, guaranteed or otherwise — occupancy, management fees, furnishing standard and the condition of the building all decide the outcome, and any number presented as a certainty before those are known is a projection, not a fact. What we can do is show you what comparable units in a specific building are asking, and what has actually been letting.

Can a foreigner own the land under a house or villa in Thailand?
No. Foreigners cannot own land in Thailand freehold. Houses, villas and townhouses are therefore handled through a lease or a company structure covering the land, with the building treated separately. Which areas of Pattaya have the most condos for sale?
Condos make up 1,508 of our 2,388 live listings, and the deepest inventory is in Jomtien with 565 live listings at a median asking sale price of 4,740,000 THB, followed by Pratumnak (377 listings, median 4,950,000 THB) and Central Pattaya (268 listings, median 4,500,000 THB). What size condo should I buy in Pattaya?
Our live stock skews small: 727 one-bedroom and 320 studio listings, against 458 two-bedroom and 410 three-bedroom. Studios and one-beds are the usual entry point and also the most competitive rental band. If you plan to live here full time, it is worth comparing the two-bedroom segment before deciding — the difference in day-to-day liveability over years of ownership is often larger than the price gap suggests.
