We have been selling and letting property in Pattaya since 1978, which means we were here before most of the condo towers that now define the city skyline existed. One of the things that long a record teaches you is that the map of Pattaya changes shape roughly every decade. Right now, if you are buying a house rather than an apartment, the centre of gravity has moved inland — to East Pattaya, out to Huay Yai, and around Mabprachan Lake.
This guide sets out what our own live book says about those three areas, and nothing beyond it.
The numbers, plainly
Across our current inventory of 2,388 live listings (1,393 for sale, 798 for rent — some appear in both), the inland house areas carry the highest medians in the book:
- East Pattaya — 428 live listings, median sale price 9,900,000 THB, median rent 55,000 THB per month.
- Huay Yai — 100 live listings, median sale price 12,500,000 THB, median rent 70,000 THB per month.
- Mabprachan Lake — 70 live listings, median sale price 12,845,000 THB, median rent 75,000 THB per month.
Set that against the coastal condo areas and the difference is stark. Jomtien is our largest single area at 565 live listings, but its median sale price is 4,740,000 THB. Pratumnak sits at 377 listings and 4,950,000 THB. Central Pattaya, 268 listings, 4,500,000 THB. South Pattaya is the cheapest of the lot at a 4,145,000 THB median across 126 listings. Na Jomtien (154 listings, 7,404,375 THB) and Wongamat (128 listings, 8,000,000 THB) sit in between.
So the inland median is roughly double the coastal median. That is not because inland property is overpriced — it is because you are comparing different products. A 4.5 million baht listing in Central Pattaya is usually a one- or two-bedroom apartment. A 9.9 million baht listing in East Pattaya is usually a detached house on its own plot, frequently with a private pool.
Why the stock looks the way it does
Our type breakdown makes the point: 1,508 condos against 773 houses, plus 46 townhouses, 22 land plots, 10 listings classified specifically as villas and 6 commercial. The condo count is inflated by the towers along the beach roads; the house count is overwhelmingly inland.
Bedrooms tell the same story from another angle. We hold 727 one-bed and 320 studio listings — that is the coastal rental and investor market. But we also hold 410 three-bed, 264 four-bed, 112 five-bed and 33 six-bed properties, with a further 19 seven-bed, 8 eight-bed, 1 nine-bed and 6 listings at ten bedrooms or more. Very little of that sits within walking distance of a beach. If you need four bedrooms in Pattaya, you are shopping inland, and the three areas in this guide are where you will spend most of your time.
Supply is still moving, too. Of the 128 listings added to our book most recently, 24 were in East Pattaya — the single largest share of new stock from any one area.
How the three areas differ
People treat "East Pattaya" as one place. It is not. It is a broad band of gated villages, stand-alone houses and older estates spread across a lot of sois, and the character changes considerably between them — road access, flood history, how finished the surrounding infrastructure is, whether the village has a working management committee. That variation is exactly why the median matters less than the individual property, and why we would rather walk you through a shortlist than hand you a price bracket.
East Pattaya is the volume market: 428 listings means genuine choice, and the range is wide. Our current book includes a three-bedroom, two-bathroom house in East Pattaya at 4,990,000 THB — well under the area median — which shows how much spread sits behind a single figure.
Huay Yai, further south and inland, is a lower-density area with larger plots. With 100 live listings at a 12,500,000 THB median it reads as the more expensive area on paper, but that median reflects bigger houses on bigger land rather than a premium on the same product. There is entry-level stock out there as well — we currently list a two-bedroom, two-bathroom townhouse in a resort development close to Phoenix Golf Course at 2,900,000 THB.
Mabprachan Lake is the smallest and, on our figures, the priciest of the three: 70 listings, a 12,845,000 THB median sale price and a 75,000 THB median rent — the highest median rent anywhere in our book. It is a settled, established pocket, popular with long-term residents rather than short-stay renters.
Owner-occupiers and investors want different things here
If you are buying to live in, the inland areas are where the space is. Four and five bedrooms, a garden, a pool, room for cars — the 264 four-bed and 112 five-bed listings in our book exist because families need them, and international schools and the golf courses sit out this way rather than on the beach roads.
If you are buying to let, note the rent medians rather than the sale medians: 55,000 THB in East Pattaya, 70,000 in Huay Yai, 75,000 around Mabprachan, against 22,000–25,000 THB in Central Pattaya, Jomtien and Pratumnak. Bigger tickets, but a smaller and more specific tenant pool — typically families and relocating professionals on longer leases, not holiday lets. We will talk you through what similar properties have actually achieved; what we will not do is quote you a yield figure or promise a return, because nobody can honestly guarantee either.
The land question, which matters more here than anywhere else
This is the one structural difference between buying a condo on Second Road and buying a house in Huay Yai. Foreigners cannot own land in Thailand freehold. A detached house sits on land, so a foreign buyer is looking at a long lease on the land, a Thai company structure, or ownership held through a Thai spouse — each with its own consequences that need proper legal advice, not agency reassurance.
By contrast, a condo unit can be held in foreign freehold, but only within the 49% foreign quota for that building. Once a building's quota is used up, what is available to a foreign buyer is leasehold or a company structure, not freehold. We will tell you which situation a given property is in before you spend money on it.
Where to start
We are an agency, not a developer — we do not build or own any of the houses in these areas, which is precisely why we can be blunt about which sois flood, which villages have aged well and which asking prices are ambitious. After more than four decades of transactions across Pattaya and the wider Eastern Seaboard, most of what is useful about these three areas is the sort of detail that never appears in a listing description.
