East Pattaya, Huay Yai and Mabprachan Lake: A Buyer's Guide to the Inland House Belt

Most people arriving in Pattaya start their search on the coast — Jomtien, Pratumnak, Central. That is where the condo stock is, and the numbers show it: of the 2,386 properties live on our books, 1,506 are condos. But if you are buying a house rather than a unit, the search moves inland, and it tends to end in the same broad belt: East Pattaya, out towards Huay Yai, and around Mabprachan Lake.

We have been selling and renting property here since 1978, long enough to have watched this belt change from farmland and a handful of small villages into the part of greater Pattaya where families actually live. This guide sets out what is currently on the market there, what it costs, and the practical points a buyer needs to settle before making an offer.

What is live in the belt right now

Taken together, the inland areas account for 591 live listings on our books:

  • East Pattaya — 428 live listings, median sale price THB 9,900,000, median rent THB 55,000 per month.
  • Huay Yai — 100 live listings, median sale price THB 12,500,000, median rent THB 70,000 per month.
  • Mabprachan Lake — 68 live listings, median sale price THB 12,490,000, median rent THB 75,000 per month.

For context, the coastal condo areas sit at a very different price point: Jomtien has 564 live listings at a median sale price of THB 4,740,000, Pratumnak 376 at THB 4,950,000, and Central Pattaya 267 at THB 4,500,000. The inland belt is roughly double the coastal median, and that is not a mystery — you are buying floor area, a plot and usually a private pool rather than a unit in a tower.

East Pattaya is also the most active area on the books for new instructions. Of the 98 listings added in the last 30 days, 21 were in East Pattaya — more than any other location — with a further 7 in Huay Yai. That is a working market, not a stagnant one.

The stock: houses, not towers

Across the whole agency there are 773 houses live, against 46 townhouses, 22 land plots, 10 villas and 6 commercial listings. The house count is concentrated inland, and the bedroom split tells you who is buying: 410 three-bedroom properties, 264 four-bedroom and 112 five-bedroom are live across the books, against 727 one-bedroom and 319 studios on the condo side.

In practice, a house search in this belt means detached homes on housing estates, usually single-storey or two-storey, most with a private pool at the upper end of the range. Plot sizes, build quality and estate management vary enormously between developments that look similar in photographs — this is where decades of transaction history matters more than a brochure. We can tell you which estates have held up, which sois flood in heavy rain, and which resales have sat unsold and why.

Why buyers choose inland over the coast

The demand is already visible in how people use our site. Over the period we measured, /lifestyle/quiet-location drew 106 sessions, /lifestyle/pool-villa 104, /lifestyle/family-friendly 98 and /lifestyle/near-international-school 91. Those four searches describe the inland house buyer almost exactly: space, a pool, a quiet estate, and a school run that is manageable.

The trade-off is the beach. These areas are not coastal — other listing sites covering Huai Yai put the drive to Pattaya Beach at roughly 27 to 32 minutes, and that is a fair reflection of what you should budget for on a normal day. If daily walking distance to the sand matters to you, the coastal condo stock in Jomtien or Pratumnak is the honest answer instead.

Ownership: read this before you offer on a house

This is the part that catches people out, and we would rather say it plainly than let you find out at the lawyer's office.

A foreign national cannot own land in Thailand freehold. That applies to every house in this belt, because a house sits on land. The building itself can be owned by a foreigner, but the land underneath it cannot be held freehold in a foreign name. In practice, foreign buyers here proceed by way of a registered long lease on the land, or a Thai company structure, or purchase in the name of a Thai spouse — each with different consequences on resale and inheritance, and each needing independent legal advice specific to your situation.

Condominium units are the exception, and even there the rule is not unlimited: foreign freehold ownership is capped at 49% of the total floor area of a building under Thai law. A unit outside that quota is available to a foreign buyer only on a leasehold or company basis, not freehold. Always confirm quota position on a specific unit before committing.

On the rental side, we can tell you what the current asking rents are — the medians above are exactly that. What we will not do is put a yield figure or a capital growth projection in writing. Nobody can guarantee either, and an agency that has been here since 1978 has seen enough cycles to know better than to pretend otherwise.

Investors and owner-occupiers look at this belt differently

For an owner-occupier, the pitch is straightforward: at an East Pattaya median of THB 9,900,000 you are buying a family house with land, in an area that has 428 live listings to choose from — enough genuine choice to be selective rather than rushed.

For an investor, the arithmetic is different. Median rents of THB 55,000 in East Pattaya, THB 70,000 in Huay Yai and THB 75,000 around Mabprachan Lake sit well above the THB 22,000–25,000 medians on the coastal condo side, but so do the purchase prices, the maintenance burden and the void risk on a large house. Long-let family tenants behave nothing like short-stay condo tenants. We will walk you through both sides with the actual asking figures rather than a projection.
