The pattern is clear enough. Jomtien and Pratumnak sit within about THB 210,000 of each other on median asking price and within THB 1,000 a month on median rent — but Jomtien offers 565 options against Pratumnak's 377, so there is simply more to look at in the same budget. Push south into Na Jomtien and the median asking price rises to THB 7,404,375; go inland to East Pattaya and it more than doubles to THB 9,900,000, because that area is dominated by houses rather than condos. Huay Yai, at a median THB 12,500,000, is a different market again.
What kind of property you're actually looking at
Site-wide, our stock breaks down as 1,508 condos, 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units. Jomtien is where the condo weighting is heaviest, and the bedroom spread reflects that: across the book we hold 320 studios, 727 one-bedroom, 458 two-bedroom and 410 three-bedroom properties, with 264 at four bedrooms and smaller numbers above that.
Interest in the smaller end is real, not theoretical. The single most-visited property page on our site over the reporting period was a Jomtien studio described as ripe for renovation, with 72 sessions. Renovation stock in an older building is a legitimate route into Jomtien for both owner-occupiers and investors, provided you go in with your eyes open on refurbishment cost and building condition. Before you buy in Jomtien: the ownership rules that matter
Two constraints catch out first-time buyers, and they apply in Jomtien exactly as they do everywhere else in Thailand.
Foreigners cannot own land freehold in Thailand. If you are looking at a house, a townhouse or a land plot, the land element has to be structured — leasehold or a company arrangement — and you should take independent legal advice on which is appropriate for you.
Foreign freehold condo ownership is capped at 49% of a building's saleable area under Thai law. A unit inside that quota can be held freehold in a foreign name. A unit outside it cannot — it will be offered as leasehold or via a company structure. Always confirm the quota position on the specific unit, in writing, before you commit. We check it as a matter of course.
On the investment side, we don't quote guaranteed yields or projected capital growth, and you should be cautious of anyone who does. What we can give you is context from decades of transactions in these sois: which buildings have historically let easily, which have heavy sinking fund histories, and what similar units have been asking.

Can a foreigner buy a condo in Jomtien freehold?
A foreign buyer can hold a condo freehold only if the unit falls within the building's 49% foreign quota, which is the cap set by Thai law on foreign-owned saleable area per building. Units outside that quota are offered as leasehold or through a company structure, not freehold.
