Pratumnak sits between South Pattaya and Jomtien on the headland that runs down to Cosy Beach. We have been placing buyers and tenants in Pattaya since 1978, long before most of the towers on that hill existed, and Pratumnak has been one of the steadier parts of the market throughout. It is well below Wongamat (THB 8,000,000), East Pattaya (THB 9,900,000) and Huay Yai (THB 12,500,000) — though those last two are dominated by houses on land, which is a different purchase entirely.

By size, the market as a whole is weighted toward smaller units: 727 one-bedrooms and 320 studios, against 458 two-bedrooms and 410 three-bedrooms. On the hill, one-bedroom sea-view units are the most-traded product.

A current example from our books: a corner sea-view one-bedroom, one-bathroom condo in Pratumnak at THB 26,000 per month — effectively at the area's median rent of THB 25,000, which is a fair reference point when you are judging whether an asking rent is sensible.

For investors: what we will and won't tell you

You will find sites quoting 6–8% annual rental returns for Pratumnak and Jomtien. We are not going to repeat that as a promise. Rental performance depends on the building, the floor, the view, the furniture package, the management and the season, and nobody can guarantee a yield or a capital gain. What we can do is show you what comparable units in the same building have actually rented and sold for, which is the only evidence that means anything.

Ownership, plainly

Two points that catch out first-time buyers here. Foreigners cannot own land in Thailand freehold — so a house or villo purchase on Pratumnak land is structured differently to a condo purchase, and you need to understand that structure before you commit. And foreign freehold in a condominium is capped at 49% of the building's registered area under Thai law; a unit outside that quota is leasehold or company-structure ownership for a foreign buyer, not freehold. Always check the quota position of the specific unit, not just the building.
