After the Earthquake: Thai Condo Buyers Are Asking Very Different Questions in 2025

On March 28, Thailand experienced a significant earthquake that shook up more than just the ground—it changed the mindset of property buyers across the country. Since then, buyers have become more cautious, more thorough, and more focused on safety. While Pattaya wasn’t directly affected by the quake, the shift in buyer behavior has been just as visible here—especially with a growing preference for low-rise buildings in both Bangkok and Pattaya.

The Shift: From Surface Style to Structural Confidence

In 2024, most condo buyers prioritized quality, safety, and value for money—closely followed by things like green space, modern design, and finishing materials.

But following the earthquake, a nationwide survey by Terra Media and Consulting Co revealed a striking shift. Buyers now say the top three brand attributes they value are:

  • Construction standards (90%)
  • Developer accountability (87%)
  • Overall build quality (86%)

Confidence in the developer jumped dramatically too—from 52% to 74%.

At the same time, there’s been a noticeable surge in demand for low-rise developments, as more people view them as structurally safer and easier to evacuate in the event of an emergency. This trend is particularly strong in Bangkok but has also spread to Pattaya, where buyers are re-evaluating their priorities even without having experienced physical damage.

In Pattaya, The Ground Didn't Shake—But Buyer Confidence Did

Although Pattaya remained physically untouched by the March earthquake, the psychological impact has extended to this market. Condo buyers—many of whom are relocating from Bangkok or investing from overseas—are now asking the same tough questions:

  • “Is this building earthquake-resistant?”
  • “Who was the contractor?”
  • “How do I know the structure is reliable?”

Developments previously praised for design or price are now being assessed on engineering integrity and builder reputation. And notably, there’s growing demand for low-rise projects in Pattaya’s more peaceful neighborhoods—buyers are prioritizing safety, ease of access, and long-term resilience.

Social Media and the New Buyer Mindset

Artitaya Kasemlawan, head of residential sales at CBRE Thailand, confirms that these concerns are now front and center. “In the past, buyers only focused on what they could see—materials, finishes, specs,” she explained. “But now, they want to know about the structure—even if they don’t understand the technical side.”

Much of this shift has been amplified by viral social media content, showing which buildings held up well and which ones cracked or tilted during the quake. These videos have led to a surge in independent research, particularly among cautious buyers in urban markets like Bangkok and Pattaya.

Trust Over Trend: Who’s Winning and Who’s Losing

In the post-quake market, developers are being judged not by glossy brochures but by real-world performance. Projects that showed visible damage have seen a drop in bookings and visits, while those that remained intact have enhanced their reputations.

And as developers adapt to this new landscape, low-rise condominiums are becoming more popular due to perceived structural advantages and stronger safety perceptions.

“Buyers are shifting to brands with proven safety standards and strong accountability. This is a wake-up call for developers.”

95% of buyers surveyed said they would now consider switching developers based on safety and reliability alone.

What This Means for Pattaya Developers and Buyers

If you're buying property in Pattaya today, the new rules are clear:

  • Ask the right questions: Who built it? Is it engineered to withstand stress?
  • Prioritize structural safety over styling or gimmicks
  • Consider low-rise options, especially if you value peace of mind

For developers and agents:

  • ⚠️ Be transparent—buyers want proof, not promises
  • ⚠️ Document your construction process and contractor credentials
  • ⚠️ Recognize the rising appeal of low-rise developments, especially in a post-crisis landscape

The real estate market in both Bangkok and Pattaya is undergoing a trust-driven transformation. Today’s buyers are more informed, more cautious, and more willing to walk away if they don’t feel secure. That’s not fear—it’s wisdom.
