How to Choose an Estate Agent in Pattaya: A Plain Guide for Buyers and Renters
Most people arrive at the question "which estate agent should I use in Pattaya?" after a few days of scrolling. The listings all start to look the same, the same units appear on several websites, and it is hard to tell a long-standing agency from a portal that went live last year. This is a plain guide to what is worth checking before you hand over your requirements and your phone number.
For context: Alan Bolton Property Consultants has been trading in Pattaya since 1978, which predates almost all of the condo stock that now makes up the bulk of the market. We are an agency, not a developer - we do not build or own the projects we list, we broker resale and rental deals on behalf of the owners.
1. Ask how much stock they actually hold, and where
A short list of headline properties usually means an agent is working from other people's inventory. Ask for the real numbers. Ours, at the time of writing, are 2,386 live listings - 1,393 available for sale and 796 available for rent (some are marketed both ways, which is why those two figures overlap).
Just as important is the spread. An agent who only knows one strip of beach road will steer you there whatever your brief. Our current live stock breaks down like this:

Those medians are a useful sanity check on your own budget. The gap between South Pattaya's 4,145,000 THB median and Huay Yai's 12,500,000 THB is not a quality gap - it is a difference in what is being sold. Central Pattaya, Jomtien and Pratumnak stock is weighted towards condominiums; East Pattaya and Huay Yai towards houses on larger plots, which is why the medians and the rents climb.
2. Check the agent works across property types, not just condos
Pattaya is a condo market first - 1,506 of our 2,386 live listings are condominiums - but it is not only a condo market. We also currently list 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial properties. If you are weighing a two-bedroom condo against a house with a garden, you want one agent who can show you both rather than two agents each defending their own corner.
The same applies to size. Our live stock includes 319 studios, 727 one-bedroom, 457 two-bedroom, 410 three-bedroom and 264 four-bedroom properties, thinning out through 112 five-bed, 33 six-bed and a handful above that. Buyers often start at one bedroom and end up at two once they see how little the step costs in some buildings; that only happens if the agent has both on the books.
3. Ask the ownership question early - before you view
This is where a long-established agency earns its keep, and it is the part cheap listing sites skip.
Foreigners cannot own land in Thailand freehold. Any pitch that suggests otherwise should end the conversation. A house can be bought by a foreign buyer, but the land beneath it is held through a lease or a corporate structure, and you need to understand which before you commit, not afterwards.
Condominiums are different: foreign freehold ownership is possible, but Thai law caps it at 49% of the saleable area per building. If a particular unit falls outside that quota, what is on offer to a foreign buyer is leasehold or company ownership - not freehold. A good agent tells you the quota position of a specific unit before you view it, because it changes both the paperwork and the resale pool.
We also do not forecast returns. Nobody can guarantee a rental yield or a capital gain in this market, and any agent quoting you one is quoting a hope, not a fact. What we can do is talk you through what comparable units in the same building and area have actually done, and let you draw your own conclusions.
4. Look at how the listings are written
Concrete listings are a decent proxy for a concrete agency. A few examples from current stock, to show the level of detail you should expect:
- A two-bedroom, two-bathroom house in Pratumnak, for sale at 6,100,000 THB
- A one-bedroom condo in Pratumnak available both for sale at 3,890,000 THB and for rent at 30,000 THB
- A city-view one-bedroom at City Garden Tower in South Pattaya, for rent at 21,000 THB
- A studio at Sunshine Beach in Na Jomtien, for rent at 27,000 THB
- A sea-view studio in Jomtien, for rent at 16,000 THB
Area, type, bedrooms, price, and whether it is sale, rent or both. If a listing will not tell you those five things, it is advertising the agent rather than the property.
5. Find out who you will actually be dealing with

That matters more than it sounds: the person replying is the person who knows the building, the juristic office, the owner's flexibility and the history of the soi.
