Buying in Pattaya for Income or Retirement: What the Current Market Actually Shows

Two groups of buyers ask us almost the same questions in a different order. Investors want to know what a unit costs, what it might let for, and how easily it resells. Retirement buyers want to know what a place costs to hold, how close it is to a hospital, and whether they can lock it up and leave for four months a year. Both questions come down to the same thing: what is actually on the market, where, and at what level.

Alan Bolton Property Consultants has been trading in Pattaya since 1978, which means we were here before most of the buildings you are being shown existed. What follows is drawn from our live listing book rather than from forecasts. We are an agency — we sell and let other people's property, we don't build it — so we have no reason to talk a particular project up.

The shape of the market right now

Our live book currently holds 2,388 properties: 1,393 for sale and 798 for rent (some owners list both, so those figures overlap rather than add up).

By type it is a condo market first and a house market second: 1,508 condos, 773 houses, 46 townhouses, 22 land plots, 10 villas and 6 commercial units. Anyone hunting a villa or a commercial premises is fishing in a very small pool and should expect to wait for the right one rather than choose from a shortlist.

By size, the stock leans small: 727 one-bedroom units and 320 studios, against 458 two-bedroom, 410 three-bedroom, 264 four-bedroom and 112 five-bedroom properties. That distribution matters for both audiences. Rental demand and resale liquidity concentrate in the one-bedroom bracket because that is what most tenants and most buyers are looking for. A retiring couple who want a spare room for visiting family are shopping in a thinner part of the market — not a difficult one, just a smaller one.

Area by area, with the medians

These are median asking figures from our current listings. A median is the middle of a range, not a valuation of any specific unit, and the sale pool and rent pool are different sets of properties.

  • Jomtien — 565 live listings, median sale 4,740,000 THB, median rent 24,000 THB. The deepest choice of anywhere in the market.
  • East Pattaya — 428 live, median sale 9,900,000 THB, median rent 55,000 THB. Predominantly houses on plots, which is why the medians sit higher.
  • Pratumnak — 377 live, median sale 4,950,000 THB, median rent 25,000 THB.
  • Central Pattaya — 268 live, median sale 4,500,000 THB, median rent 22,000 THB.
  • Na Jomtien — 154 live, median sale 7,404,375 THB, median rent 35,000 THB.
  • Wongamat — 128 live, median sale 8,000,000 THB, median rent 35,000 THB.
  • South Pattaya — 126 live, median sale 4,145,000 THB, median rent 18,000 THB — the lowest medians on both counts.
  • Huay Yai — 100 live, median sale 12,500,000 THB, median rent 70,000 THB. The highest medians in the book, again driven by houses and land rather than apartments.

The spread between South Pattaya's 4,145,000 THB median and Huay Yai's 12,500,000 THB is not a quality gradient. It is a difference in what is being sold: small condos in one, houses with land in the other.

Why we won't divide one median by the other

It is tempting to take Jomtien's 24,000 THB median rent, annualise it against the 4,740,000 THB median sale price and call the result a yield. Don't. Those two figures come from two different sets of properties, they are asking levels rather than achieved levels, and they ignore vacancy, furnishing, management fees, sinking fund contributions and common area charges. We do not quote guaranteed yields or guaranteed capital returns, and you should treat anyone who does with caution. What we can do is talk you through what comparable units in a specific building have actually been letting and selling for.

Ownership: the part that decides everything else

Two rules shape almost every purchase decision here, and both are worth understanding before you shortlist anything.

First, foreigners cannot own land in Thailand freehold. That applies to the house-led areas — East Pattaya's 428 listings, Huay Yai's 100, much of Na Jomtien — where the value sits in the plot. Houses are bought by foreign purchasers through other structures, and the right route depends on your circumstances and should be confirmed with a Thai lawyer, not an agent.

Second, foreign freehold ownership of a condominium unit is capped at 49% of the saleable area of the building. A unit outside that quota is not freehold for a foreign buyer — it is leasehold or a company structure. Always ask which side of the quota a specific unit falls on before you negotiate. With 1,508 condos on our book, there is no reason to pursue a unit whose ownership basis doesn't suit you.

Short-term letting: check before you count on it

Daily and weekly holiday letting is the assumption behind a lot of investor enquiries, and it is the area where expectations most often collide with the rules. Thai regulation restricts short-stay accommodation without the appropriate hotel licensing, and separately, individual condominium regulations frequently prohibit lettings under 30 days regardless of what the law allows. The building's juristic person is the authority on its own rules. Confirm the position for the specific building in writing before you buy on the basis of nightly income, and factor in that longer minimum tenancies change the numbers entirely.

What retirement buyers tend to weigh differently

Owner-occupiers approaching retirement usually work backwards from running costs and practicality rather than from return. That tends to favour completed resale stock where the common areas are already built and the monthly charges are a known quantity, and it tends to favour condos over houses for the lock-up-and-leave months. Proximity to hospitals, walkability and whether a building has a working lift and a responsive management office matter more than a sea view from the 40th floor. Jomtien's 565 listings and Pratumnak's 377 give the widest choice for that brief; East Pattaya suits buyers who want space, a garden and a car.

Those are asking levels on current listings, not budget projections.

Can I let a Pattaya condo out on Airbnb?

Do not assume so. On current asking figures, South Pattaya has the lowest medians in our book at 4,145,000 THB to buy and 18,000 THB to rent, from 126 live listings. Jomtien is only slightly higher at a 4,740,000 THB median sale price and offers by far the widest choice — 565 live listings, more than any other area we cover. Central Pattaya sits at a 4,500,000 THB median across 268 listings.

Can you tell me what yield a Pattaya condo will return?
