What a Monthly Rent Budget Actually Gets You in Pattaya, Area by Area

Most people who contact us about a rental already have a number in their head before they have an area in mind. They know they want to spend around 18,000 baht a month, or 25,000, and the question is really where that number goes furthest. We see that pattern constantly in the way people search our site — budget first, filtered by a rent ceiling, then area and bedrooms after.

So this piece works the same way round. Below are the actual median rents in each area we cover, taken from our live listing data rather than from memory or market chatter. Alan Bolton has been letting and selling in Pattaya since 1978, which means we have watched these areas change — but the figures here are current, not historical.

The shape of the rental market right now

Of 2,473 live listings on our books, 808 are available to rent (a listing can be both for sale and for rent, which is why the sale figure of 1,443 and the rent figure overlap). Condos dominate at 1,554 listings overall, with 807 houses, 50 townhouses, 23 plots of land, 10 villas and 6 commercial units.

By size, the stock is weighted towards smaller units: 749 one-bedrooms and 328 studios, against 468 two-bedrooms and 438 three-bedrooms. If you are renting alone or as a couple on a tighter budget, you are shopping in the deepest part of the market. If you need four or more bedrooms, you are looking at 276 four-beds, 113 five-beds and a small tail above that — fewer options, and the search takes longer.

Median rent by area

A median is the middle of the range, not a price list. Half the listings in each area sit below it and half above, and condition, floor, view and furnishing move individual units a long way either side.

Reading those numbers properly

The jump from 22,500 in Jomtien to 55,000 in East Pattaya and 70,000 in Huay Yai is not a quality jump — it is a property-type jump. East Pattaya and Huay Yai are house and villa territory, often with private pools and land, so the median reflects a family home rather than a condo unit. Huay Yai also carries the highest median sale price on our books at 12,500,000 THB, against 4,400,000 in South Pattaya and 4,500,000 in both Jomtien and Central Pattaya.

If your budget is condo-shaped, the realistic hunting grounds are South Pattaya, Jomtien, Central Pattaya and Pratumnak — 1,372 live listings between them, and the four lowest medians in the table.

Around 18,000 baht a month

South Pattaya is the only area where 18,000 sits at the median rather than at the bottom of the range, so it is the natural starting point at this level. Jomtien and Central Pattaya both have stock below their 22,500 median too — it exists, there is simply less of it, and it moves faster.

Two live examples from our current list rather than illustrations: a studio at Yensabai Condo in South Pattaya at 14,500 THB a month, and a one-bedroom corner unit in Jomtien at 12,000 THB a month, which is also listed for sale at 1,980,000 THB. Availability changes, so check with us before you build plans around a specific unit.

Around 25,000 baht a month

At 25,000 you are at the Pratumnak median, with 369 live listings in that area, and comfortably above the median in Jomtien, Central Pattaya and South Pattaya. This is the band where a sea view becomes a realistic ask rather than a stretch — though in Pratumnak and Wongamat in particular, what you are paying for is position on the hill or the headland, and views vary floor by floor within the same building.

Above 30,000 baht a month

This is where houses enter the picture. A three-bedroom house in East Pattaya at 30,000 THB a month sits well below that area's 55,000 median, which tells you how wide the East Pattaya range is. On the condo side, a two-bedroom, two-bathroom pool-view unit in Central Pattaya at 40,000 THB is roughly double the Central Pattaya median — the premium is for space and position, not for the area.

If you are renting with a view to buying later

Plenty of people rent in Pattaya for a season or two before committing. Two things worth knowing early. First, a foreign buyer cannot own land in Thailand freehold — houses and villas are bought through leasehold or company structures, and that needs proper legal advice before you sign anything. Second, foreign freehold condo ownership is capped at 49% of a building's saleable area under Thai law; units outside that quota are sold leasehold or via a company, which is a different proposition.

And if you are weighing a purchase as a letting investment, treat the median rents above as what the market is currently asking, not as income you can count on. We will not quote you a guaranteed yield, because nobody honestly can.
