How long is a Tor Tor 3 (or Tor Tor Sam) valid for when buying a condo in Thailand?
A Tor Tor 3 (also known as Tor Tor Sam or Foreign Exchange Transaction Form) is a document issued by a Thai bank confirming that funds were transferred into Thailand in foreign currency for the purpose of purchasing a condominium. While the form itself does not have a legally defined expiry date, in practice, it is only considered valid by most Land Offices for around 3 to 6 months from the date of the transfer.
After that window, officials may ask for updated documentation or additional verification from the bank, especially if there are changes in the buyer’s details, property information, or market conditions. For this reason, it’s recommended that buyers time their transfer close to their intended purchase and complete the transaction while the documentation is still recent.
