What tenants pay on top

Quoted rents are for furnished properties and usually include common fees. On top: electricity (the big one — ฿1,500–4,000 monthly for a condo with sensible air-con use; check whether the building bills at the government rate of roughly ฿4–5 per unit or an inflated ฿7–8), water (a few hundred baht), internet (~฿500–700), and for houses a gardener/pool service if not included (฿1,500–3,000). Standard terms are a one-year contract with two months' deposit; short winter lets of 1–3 months carry a 20–40% seasonal premium and disappear fast after November.
