Across Sukhumvit in East Pattaya, three-bedroom houses in gated communities rent for ฿15,000–30,000, newer builds ฿25,000–40,000, and private-pool villas ฿40,000–90,000 depending on size and estate. Huay Yai's modern villa estates sit at the newer end of that range. What tenants pay on top
Quoted rents are for furnished properties and usually include common fees. On top: electricity (the big one — ฿1,500–4,000 monthly for a condo with sensible air-con use; check whether the building bills at the government rate of roughly ฿4–5 per unit or an inflated ฿7–8), water (a few hundred baht), internet (~฿500–700), and for houses a gardener/pool service if not included (฿1,500–3,000). Standard terms are a one-year contract with two months' deposit; short winter lets of 1–3 months carry a 20–40% seasonal premium and disappear fast after November.
