The buying process begins with selecting a condo within a registered building that has available space under the 49% foreign ownership quota. After choosing the unit, you'll pay a reservation fee to secure it and sign a reservation agreement. Your lawyer should then conduct due diligence, checking the title deed, building licenses, and any liens on the property. A purchase agreement is signed outlining payment terms. Funds must be sent from overseas in foreign currency to a Thai bank, which issues a Foreign Exchange Transaction form. On transfer day, you or your lawyer will meet at the Land Office to finalize the sale, pay transfer taxes and fees, and receive the title deed in your name. The entire process typically takes 4 to 8 weeks if properly managed.
